This place has seen better days, but in the last couple of months with the new management, things have been pretty awesome! Looking forward to seeing the continued upward trend with the staff customer service and groundskeeping!

no ac in gym and pool cannot be used
Have lived here for 4 months. The pool was empty for most of that time and then they waited until 100 degree weather to start repairing it. It still cannot be used. We have to go to another complex to use their pool.
Over the last month, the gym temperature has been between 89 and 101 degrees, averaging 93. The ac has not worked since I've lived here. In the winter, the gym was like a refrigerator, since the heat did not work. Every time I ask about it, management personnel get an annoyed... look on their face and say the same thing "they're working on it." They've been "working on it" for 4 months. Pretty sure they are just leaving it off to save money. Meanwhile, the lobby, right next to the gym is freezing but they won't put a fan in the doorway to blow cool air into the gym. Gym is always filthy and the machines are not maintained at all. Some of them are so rusty, corroded and damaged that they cannot be used properly. Which is sad, because it's actually good equipment. They need to be oiled and repaired monthly. Not to mention that there are always lots of screaming kids running around wildly in the gym without parental supervision. When I mentioned this to management, the employee said that there was nothing that they could do. Residents do not use a key to open the gym door, they force the door open by putting their foot on the wall and pulling the door until if opens. It has been broken and poorly repaired 4 times in the last 3 months. Kind of suspicious why residents do not have keys. I'm guessing that they are not residents. The gym is more like a playground for children. Just a matter of time until a child gets hurt and Marquis gets sued. They should give residents a free pass to Planet Fitness until they decide to fix the ac. I had to spend the first week cleaning and sanitizing the apartment because their employees did such a horrible job. The computer in the business area rarely works .
So, they are basically stealing rent money from us by promising a gym (which can't be used because it's so extremely hot as to be dangerous to exercise in) and a pool that cannot be used. wonder if they will reduce our rent to make for the inconvenience...I'm guessing not.

Hello - We are disappointed to hear that your experience has not met expectations and appreciate you taking the time to provide detailed feedback. Regarding the pool, we understand the extended downtime has been frustrating. The repairs required an... electrical permit and inspection from Wake County, which delayed the process. As of July 8, the permit was approved, and we have reached out to schedule the final inspection. Once completed and approved, the pool will reopen. The gym HVAC system requires full replacement. The estimate has been approved and submitted, and we are now awaiting vendor availability to proceed with installation. We will continue to keep the community informed as we move forward with this project. With regard to gym access and door damage, each home is issued a gym key at move-in. We are aware that some individuals have repeatedly forced the door open, resulting in multiple repairs. A community-wide message will be sent to remind residents to pick up a replacement key if needed. Additionally, we have not received a report of the business center computer not functioning; should this occur again, please reach out to us immediately so that we can resolve the issue. Don't expect things to get fixed in a timely manner
Unless it’s an emergency, getting maintenance to repair items is a hassle. It’s not done in a timely manner and you have to call and complain to get them to address the issue. I don’t fault the property managers or any staff, nor do I fault maintenance. The people are really nice and they are doing their best. I fault the corporate office for not providing the property sufficient help to this property. This property is older which means more things are going to need repair given the age. N.C.... property laws do not give a timeline on how long a repair needs to be addressed, only “in a reasonable” time frame. So if you are living in an older property such as this one, limited legal protection is given to you . There is value at this complex if you are ok waiting a while to get something fixed. But if you want repairs outside of an emergency done within a week, you probably would want to look elsewhere.
Again, super nice staff trying their best and are probably overworked. CWS (the owners of this property) needs to provide this property more maintenance staff as in my subjective opinion is not adequately staffed given the age of this property.

DO NOT MOVE IN THIS APARTMENT
i would never recommend this apartment to someone.
management is not helpful at all. when i first moved-in around 4 years ago in this apartment, it was good. everyone was helpful, but now this new management do not listen. i do not like put bad review but i have to. 1. apartment stairs are dirty,. 2. there are COCKROACHES in almost every apartment as they are old build apartments. everyone complains about it. 3. gym equipments- some do not work and dirty. there is literally NO ac/heat in... the gym. all summer, it was hot inside and tough to do gym. it was suffocated. why we are paying so much money? 4.swimming pool is always dirty and it was closed most of the summer. they say that they provide these services but they do not provide it properly. the huge price which we pay, it is NOT WORTH. 5. in the month of july, i was out of AC and they were not fixing it and not taking it seriously to fix the issue it. i stayed WITHOUT ac in the hot weather of july whole month.
i am waiting when my lease get over and move to another apartment. i am very disappointed and sad about the service of Marquis at silverton- apartment.

Poor Maintenance
DON'T MOVE IN HERE I am staying here from last 2.5 years and sorry to say that Management and maintenance are not good. I had been facing issue with broken door for almost 40 days with no proper response or resolution. Kitchen sink was broken and fungus started still no response from maintenance. They just answer but do not solve the problem. They just say waiting for vendor. Earlier management were good. I will not recommend anyone to opt this community.
