MAA Reserve

So many different property managers in 3 years I can't even remember. MAA will do the absolute minimum to get you by then charge you insane amounts at move out ($980 for carpet that came up when they cleaned it... no renter damage just poor installation but we were still on the hook for the bill). Minimum amenities, the pool is decent, the gym is a few treadmills, a cable machine, few free weights, slightly more advanced than a hotel gym. The outside smells like dog urine. Frequently pets would... urinate on the common area floors and it would take days to get it cleaned. Our washer was cracked at move in and they "couldn't find" our turned in move sheet. My brother has been living in this apartment complex in Charlotte and has dealt with recurring mold for months. Maintenance has not fixed the root cause so it keeps coming back. The mold has also ruined several of his belongings. Instead of taking responsibility, management has tried to charge him thousands of dollars to either move to another unit or terminate his lease early. I’ve been here two months so far and the only issue I’ve had is some barking dogs and the noise from the street-facing apartment (nothing they can control). It definitely smells like weed on the courtyard side halls but I haven’t had issues on my side. For south end location, I toured a lot of places and this one fit the bill for my needs. the balconies are super small, but you’re right on the rail trail line so it’s very walkable. the maintenance is super nice and Matthew in the front office... always gets me what I need. I wish I was able to attach pictures in this review. My roommate and I moved out after cleaning our apartment very well. There is a change within the lease for cleaning the carpets which we were okay with paying although there is no damage. MAA’s management decided to charge us to replace the carpet… over 500 dollars which is outrageous and no one at MAA will have an actually conversation about how they think it’s justifiable to replace this carpet. I've already left a review with a laundry list of all the reasons why you should not move to this horribly mismanaged place including cleanliness, disrepair, negligence, and horrible service. On top of that, we have had an issue with packages being rifled through and stolen on a large scale. When I complained to the leasing center, they essentially said it was not their problem and there was nothing they could do. I've also had a number of evictions on my floor by the sheriff. Clearly, this is... not a safe place and the management doesn't care at all about your security or the security of your possessions. Community events are nonexistent. Facilities are run down.
