Avoid London Terrace – Roach Problems Right After Move-In

I just moved into London Terrace, and within the first couple of weeks, I’ve already found two large roaches in my apartment — one in the kitchen and one in the bathroom. I posted online to get opinions, and people initially thought it might be a flying wood roach, but after finding a second one so quickly, I’m seriously concerned this is a bigger issue.

I keep my place very clean, and I’ve already put out boric acid and traps. One of… the roaches was already dead, and I killed the second one with Raid. Still, I haven’t seen droppings or smaller roaches yet, but it’s alarming to see them this soon — especially since I just moved in and there are still some unpacked boxes around.

Also, both times I found the roaches were on nights I had been cooking, which makes me wonder if they’re being drawn to heat or food smells. This is on the ground floor, but I didn’t expect pests like this right away in a supposedly well-maintained complex.

The Worst Apartment Complex – Stay Away at All Costs!

Living at London Terrace/Parkwood Apartments has been the most frustrating, disgusting, and disappointing experience of my life. I would strongly advise anyone considering this place to rethink their decision. Here’s why:

1. Horrifying Roach Infestation
The roach problem here is out of control, and management has done nothing effective to solve it. No matter how spotless you keep your unit, these pests invade through walls, vents, and… cracks. They’re in the kitchen, bathroom, and even the bedroom—making every day feel like a battle against filth. The so-called exterminators they send are completely useless; the roaches always return, and the management team shows no urgency in addressing the problem. It’s disgusting and unacceptable.

2. Rude, Subpar Customer Service
The property management team is the rudest and most stubborn group of individuals I have ever dealt with. Customer service is well below average—they dismiss valid complaints, refuse to take responsibility, and treat residents with blatant disrespect. Instead of helping resolve issues, they focus on making excuses or outright ignoring tenants’ concerns.

3. Unfair Rent Practices
There is a blatant disparity in monthly rent here. New tenants are offered better deals, with rents much lower than those paying for renewed leases. Older residents are forced to pay $100 or more above market price just to stay, even though the market rate is lower. This practice is not only unfair but feels like exploitation of long-term tenants who have already invested in the community.

4. Lease Violations and Overcrowding
Management turns a blind eye to obvious lease violations. The one-bedroom apartment above me has had over 12 different occupants in just a few months, causing constant noise, overcrowding, and parking issues. While some tenants follow the rules, others openly disregard them without consequences. This disparity creates a miserable living experience for compliant residents like myself.

5. A Nightmare to Live Here
Between the disgusting roach infestation, unfair rent hikes, overcrowding, noise, and unprofessional management, living here feels like pure misery. DISGUSTING! 0 stars. Moved in to what looked like a beautiful new apartment to be met with a number of filthy issues. The first week our basement toilet exploded (we never used it) and it took two days for someone to come fix and clean it. Our basement closet also flooded a number of times causing things we had in storage to be ruined. One day (still first week of moving in) i was enjoying my basement we over pay for and was met with a giant roach, time and time again we were met with the giant… roaches , so we complained and they sent an exterminator, we were told that he wasn’t able to make it and they’d reschedule and then the next day they showed up unannounced and we were not prepared to leave the house because we have a baby. So we rescheduled and the. They never showed, when they finally did the exterminator came in, asked the size of the bug and said “its a water bug, cant do anything about it the building is old they just come in” and left. Well we took it upon ourselves to spray and still these bugs come in. Upstairs in the kitchen as of lately are true german cockroaches. Ive killed 4 this week and babies are all over, i have two sons, a newborn and a toddler and it absolutely disgusts me to have these things around their dishes and our home. Its a health hazard that these apartments care less about. It makes me sick knowing that i have to cook and bring food into a home that has a roach problem. Once again we have to try to correct the issue ourselves. My last apartment fixed issues no problem, here we have to beg. When we went on a family walk there was a deceased rat on the ground which only worries me for the winter here and what to expect that will come into my home. My son plays outside on the balcony (hes a toddler) and has toy cars outside he plays with, toys, and was playing outside earlier and we were running late to a dr visit so i didnt have the chance to clean yet and maintenance just waited by their car for me to leave to try to fine me $55 for the “mess”. Last time i complained about the roaches they also attempted to fine me for wind chimes…when ive seen several other balconies with them. It seems every time we have an issue they hit back with a “violation”.
