Positive Stay, Disappointing Move-Out Process

I was a resident at The Passage and left my apartment in excellent condition, which management acknowledged in writing. All keys, passes, and required items were returned, and I made every effort to ensure a smooth move-out.

Despite this, a portion of my security deposit was withheld for a carpet “odor treatment” later classified as pet-related—even though no pet ever resided in my unit and no pet agreement or deposit existed during my tenancy. The documentation provided relied on a vendor… determination rather than on direct evidence.

While management indicated that certain charges were “waived as a courtesy,” attempts to seek clarification were met with dismissive responses, and the matter was ultimately declared closed.

Prospective residents should thoroughly document their unit at both move-in and move-out and carefully review how deductions may be assessed, as disputes may be difficult to resolve once processed.

The community itself is attractive and well-maintained, but the move-out experience significantly impacted my overall impression.

Regarding your move-out, carpet-related charges are assessed when treatment is required to restore the apartment to… a rentable condition. In this case, an odor treatment was performed based on the vendor’s professional evaluation. These determinations are not tied solely to whether a pet was registered, but to the condition of the flooring at move-out. As outlined in the lease, costs that fall outside of normal wear and tear are billed accordingly. We did apply courtesy adjustments to several items on the final account.
While we understand that move-out charges can be frustrating, we are required to apply our standards consistently across all apartment homes. If you have any additional questions, our team is always available to discuss them with you directly. We wish you the very best in your new home.

Best Apartment I’ve lived in with realistic issues

This property is in a great location. If you are a student at UNLV especially. The complex is quiet outside of a weekend end get together every now and then Since the summer started (not an issue for me but may be for some). Parking is a little tight towards buildings 22 and 23. There is a problem with people not picking up after their dogs (this does bother me. Part of having a dog is picking up their waste. It’s like those people that don’t take their carts to the cart return. There’s no laws… against it, you just are that great of a person of you don’t and I hope you stub your pinky toe randomly every Thursday morning. I never leave the house with my dogs without multiple bags). The pools could be cleaner, there’s a good amount of bugs and leaves floating around. Water take FOREVER to start to warm up so it’s waste hella water or deal with cold water for a bit. The shower drains clog easily but they unscrew and you can get a drain cover from anywhere, so it’s and easy fix. Cabinets are not soft close of you are coming from somewhere with them like me, it took a while of adjusting and a lot of slammed cabinets.
Last thing, The maintenance staff are AMAZING and and super friendly, you really start to feel like a community. Hands down the best maintenance staff I have encountered in my 8 years of renting. Can not say enough good things about them.

Best apartment ever

I'm happy here at my new apartment here with passage. Dusty is very helpful and knows what I want. Everything is bigger and better here at Passage. Glad I made the right choice going with The Passage. I live in a more spacious lifestyle with great atmospehere friendly neighbors and clean environment. Can't wait for summer to test out the pools. Best apartment I've ever moved too and I'm from California.

The Passage to my heart! ;)

I love my apartment! the staff is incredibly helpful and nice, much nicer and more accommodating than any other place I've lived. The location is right on the border of Henderson and Las Vegas, yet it's so quiet you would never know that your right next to one of the busiest cities in the country. Your close to shopping and dining areas that are open 24hrs a day, and a quick 10 minute drive to the airport; which is good, because my job has me traveling all the time. The pool area is BEAUTIFUL!… They have a large pool located right in the center of the property. It's surrounded by stainless steel gas grills, and a large outdoor gas fireplace. They're also sporting a large 20 person jacuzzi! If you're looking for a place to call home, I hope you choose The Passage!
