Loudon Arms

I have been a tenant here for over a year, and unfortunately my experience has been very disappointing. To start, the parking situation is extremely frustrating. While there is off-street parking available, there are no marked parking spaces. As a result, residents park wherever they choose, often parking too close and hitting/damaging vehicles or taking up multiple spaces, making it difficult for others to find parking. In addition, snow and ice removal during the winter is poorly maintained.... Parking lots and walkways frequently become icy and hazardous. Another ongoing issue is the water pressure. It is so poor that showering and hand-washing dishes can be difficult. Even with a dishwasher (that we paid extra for), dishes often do not come out completely clean. Most recently, residents in our building were notified that one of the units had a bed bug infestation. We were given only about a week’s notice to prepare for a heat treatment, which required moving and packing a significant amount of our belongings. The process was extremely stressful, and the pest control workers who performed the treatment were unprofessional. The one positive aspect of living here has been the maintenance staff and leasing office. I’ve been living at Loudon Arms for a while now, and honestly, it’s been a pretty disappointing experience. The apartment itself is okay in terms of space — I have a two-bedroom with a den, which is a nice layout — but that’s about where the positives end.

The maintenance is painfully slow. You put in a request and it feels like you’re waiting forever for anything to get done. I’ve had issues with plumbing and heating that took way too long to fix, and sometimes they don’t even follow up.

The... property management is unresponsive and seems more interested in collecting rent than actually taking care of their tenants. Common areas are often dirty, trash gets left around, and snow removal in the winter is a joke — good luck getting out on time after a storm.

Also, for the price they’re charging, you’d expect better amenities and customer service. It feels like they just don’t care about the people living here.

I would not recommend this place to anyone looking for a clean, well-maintained, and professionally managed apartment community. Save yourself the headache and look elsewhere. Read More

I have lived here for a year and signing the lease again. It’s quiet,the office people are super nice very accommodating. Maintenance responds very fast if even needed. lived here for a year and only needed them one time and that was for clogged shower.

Sarah and her staff has been excellent. In a difficult roommate situation, she was very accommodating and helpful to my specific needs and was overly helpful.
I appreciate the Loudon Arms staff and I am excited to be living there for my 2nd year.

I have lived at Loudon Arms Apartments for the past 2 and a half years. Overall its not a bad complex. Maintenance responds quickly during the day and are very professional and will do whatever it takes to resolve the problem at hand. The management is excellent here. when I was out of work due to an accident, management was able to reduce my rent for one of the months to make my living here easier. Not only that, but during that time they even got maintenance to help clean snow off my car when... I was unable to do so on my own, due to my injury at the time. Management is also willing to work with you when an issue arises with rent payment. The only negative thing I have to day about Loudon Arms is that there is not a whole lot of soundproofing between apartments. If you have a neighbor that likes to pay their music or TV loud, there's a good chance you'll be hearing it too. Overall its not a bad deal. The rent may sound expensive at first, but given the fact that it includes all your utilities except electric, its a pretty good deal. They even include basic cable with internet, and provide the wireless router if you opt for one. If you want premium cable, just pay the difference.
