Income
Gross monthly income must be at least 3× the monthly rent. Roommates may combine income but are approved separately.
Income may include wages, Social Security, savings, trust funds, student loans (with documentation), child support/alimony (court verified), and tips/commissions (employer verification if needed).
Self-employed applicants must provide tax returns.

All applicants must pass a criminal background check.
Felony convictions and certain misdemeanors, including violent or drug-related offenses, may result in denial.
