ROACHES RUN!!!!

I have been dealing with roaches for months. The office is terrible with communication. I have had a broken toilet since April. Do not move here unless you like living in FILTH. the bathroom shower has spray paint over the mold. They show you the office but no units that have been lived in and run down. No updates since 1970. The trash dumpsters are gross, always overflowing, broken furniture everywhere. Worst decision I ever made. I am elderly and can't just move somewhere new. So upset and… disappointed.

The issues you described, including pests, maintenance delays, the condition of your apartment, and the property's cleanliness, are concerning and… are not the experience we want our residents to have.
Our records indicate that maintenance has been in your apartment and has addressed several of the concerns you reported, and some, if not most, of the issues have been resolved. However, if there are any outstanding concerns or if something still requires attention, we want to make sure they are fully addressed.
Please contact the leasing office at your earliest convenience so we can review any remaining issues, schedule any additional maintenance that may be needed, and work with you toward a complete resolution. We appreciate your feedback and are committed to providing a positive living experience for all of our residents.
This version acknowledges the residents' concerns while professionally noting that maintenance has already addressed many of them and inviting them to continue working with the office.

Worse Place to Live

Awful neighborhood, homes are in poor condition and infested with roaches.

Walk around the units, and you’ll see that a large number of homes have tarps over them due to poor roof conditions. Our roof leaked for several days during the winter 2025 storm, and it took Mallard 4 days to address our issues. Staff will move you into a unit with several issues and will disregard requests for repairs

Been here for about 8 months, and this was easily the worst decision of my life

Do Not Move Here

The conditions of these apartments are awful. This has been the worse decision of my life to move into these apartments

We were moved into a unit that had several broken appliances, roach infestation and smelled awful. Staff are unhelpful and when we have put in our maintenance requests, they are closed out and said to have been repaired when nobody has come by (this is for old management and new management)

Walk around the neighborhood and you’ll see that there are a large amount of units… that have tarps over them due to leaks. Our unit leaked for several days during the most recent snow storm before anybody came to do anything about it

Poor

This house is so dirty I have proof that they don't take care of their house, when you sign the contract they will give you an old dirty house that they say is where they put their animals to sleep.

Customer service

I went to Mallards landing today to look at an apartment, and there was this one staff member by the name of Paloma which was extremely helpful. She went over all the paperwork with me,gave me a tour, and explained my lease if I were to buy an apartment there.
