E-mail was sent me Requesting my opinion. OK you asked:
I've signed eight leases here, and this property has become the stepchild of Drucker and Falk. Word is owner Mr. Edwards is broke and we're paying for it. Yet he can afford a $3M sculpture on the building but not basic repairs:

• Level 2 garage pipes by the dog wash have leaked since April 2026. Still leaking.
• Level B pipes by the elevator, below Hank's, leak too. A plumber traced it to Hank's public bathroom. "Fixed" repeatedly, still… leaking in two spots.
• Level 2 carpets by the garage are stained and smell. The B-team cleaners don't bring proper equipment; they used to do it right.
• Paint is scratched and scuffed. Maintenance is phenomenal but can't keep up.
• Common areas are worn and dirty, grills are rusting apart, and the Copper Garden gas fire pit has been chipped and broken for almost 2 years.

This place is disgusting and needs fixing immediately. And I'm over the character limit for this text field ... Shocking

The location is great. The leasing/management team is fantastic. The other residents have been very friendly. I love the high ceilings and have had a wonderful experience overall.

Lived at the Nicholas for about a year and a half and have 0 complaints. The Nicholas is in the perfect location downtown, literally in the middle of everything. For downtown living I always felt safe with 24/7 lighting around the building, key fob entry at every door & secure parking garage. The leasing office & maintenance staff are great. Only had 1 or 2 maintenance issues while living there & they were always handled quickly & efficiently. New modern & clean building with great amenities. If… I ever move back to Columbus I would definitely stay at the Nicholas again.
