Fox Run

This has been, by far, the worst apartment complex I have ever lived in.
First, many of the positive reviews may not reflect residents' genuine opinions. The property manager, Presica, offered incentives such as discounted rent or even a free month's rent in exchange for leaving a positive review.
We also experienced a serious rodent issue. After hearing scratching noises in the walls at night, we repeatedly requested that management investigate. Initially, our concerns were dismissed. Once... maintenance finally placed traps in the closet and attic, multiple mice were caught, confirming the infestation. After we continued to raise the issue, Presica became upset and told us that if we didn't like how the property was being managed, we could leave. We were also told that maintenance had been instructed to stop going into the attic and stop setting traps instead of addressing the underlying problem.
When we contacted a pest control company on our own, we were informed that the owners were already aware of ongoing rodent issues throughout the property and that there had been multiple previous service calls regarding infestations.
Safety has also been a major concern. There have been numerous vehicle break-ins in the parking lot, with more than 15 cars reportedly being broken into, yet little action has been taken to improve security. The property is consistently littered with trash, especially around the dumpsters, and the common areas are often dirty and have unpleasant odors. In my experience, there has also been frequent drug activity in the parking lots near multiple buildings.
The laundry facilities are unreliable, with the washers and dryers frequently out of service.
One of my neighbors, who was hardworking and had a newborn baby, had to move out because of extensive mold in his apartment. According to him, work orders regarding the mold kept disappearing. When we questioned Presica about the deleted work orders, she became defensive and told us she no longer wanted us living there and that we needed to move out as soon as possible. A maintenance employee at the time,stated that work orders were sometimes deleted so they would not have to be completed or documented.
Overall, this was the worst rental experience I have ever had. Between the rodent problems, mold concerns, maintenance issues, safety concerns, and the way residents were treated when they reported problems, I cannot recommend it here Read More

I have been at Fox Run for 6 years and I have always had great relationship with Management and Maintenance. It is quiet and you still can experience the peacefulness of nature, living in the city. Priseca is always helpful and willing to listen.

Actually love these apartments almost a year in & no disappointments, great maintenance

I love living here. My neighbors are nice and so awesome, and my building is very quiet. There are a few neighbors in the complex that have dogs, but they aren’t an issue. The apartment itself is very spacious.

My only complaint is the front desk. At times, they can be rude and unorganized. It’s been like this since moving in. I assumed because I was young that’s where the energy came from. I’ve gone out my way to be nice, speak, and participate in events. After being here a year and half.... Every interaction I’ve had with that person they have been rude and standoffish. Rules for dogs around the complex, like picking up after them outside, are not enforced as well as they could be. Emails are rarely answered, and the last time I spoke with them, I was hung up on. They seemed irritated and rushed about a problem I had emailed about a week and a half prior with no response. I’ve lived her since Fall of ‘24 and it’s been nothing but amazing. I moved to Dayton 5 years ago and this the only complex where I have no complaints. And the ones I do have are always fixed quickly. My neighbors are very nice and building very quiet. The apartment is more than enough room. Moving in was a very easy process and also the renewal process was fast. We respect each other and our homes at Fox Run!! I love living here!!!
