Water Street Apartments

1) Trash and pet droppings never picked up. Management does not do daily walk arounds to see to see how bad it is. Area between 427 building and dumpster always looks like a trash bag exploded. Be careful on the sidewalks! You are not safe from irresponsible dog owners there either.
2) No late night security. Homelessness is a real issue. They camp out on the property. Have been approached in the early hours by people trying to run their scams. Have been reported beatings on site from... people being followed home from bars.
3) Management and staff are not engaging. You are just someone that lives in the building they work in. Parking and other tenant rules don't necessarily apply to them either.
4) Building is so-so. Needs upgrades. Hallway carpets are heavily stained. Can hear everything from above. Apartment was not clean when I moved in. Called and forced them to come back while I was gone.
5) Street parking is a joke. Dayton PD nor the company responsible for the meters monitors it. People don't park between the meters and force themselves into the parking areas. Moving vans and company vehicles are there all weekend making having guests difficult.

Staff - Instead of asking me to call to go over the problems, get up from your desks, investigate, and validate. If you want to make things right, fix the problems.
