Kicking Bird/Kickingbird Hills

I am extremely disappointed with the management at Kickingbird Hills Apartments. Next to my bedroom there is a boiler/utility room, and the door to that room is broken and does not close properly. Because of this, the door continuously slams and bangs throughout the night.
I work from home, so having constant loud banging noises right next to my bedroom is extremely disruptive and stressful. I reported this issue to the management and maintenance team multiple times and clearly explained that I... work from home and that the noise was affecting my sleep and ability to work.
Unfortunately, nothing was ever fixed. Each time I reported the issue, I was told it would be taken care of, but no one actually followed through. It honestly felt like my concerns as a tenant were not taken seriously.
This was one of the main reasons I decided not to extend my lease. Basic maintenance issues like a faulty door that causes constant noise should not take months to resolve.
Future tenants should be aware that if you raise maintenance concerns here, they may not be addressed in a timely manner. Read More

Nope. Do you like cold/hot showers that turn from freezing cold to scoulding hot in a matter of seconds. do you also like having your shower offline for days? This persisted for my entire lease.

Bugs, roaches, and mice problems, maintenance takes weeks for anybody to get out to exterminate, this apartment complex will do NOTHING about ANY issue. Let’s mention over priced no washer and dryer in unit, website says “washer/dryer” or “washer/ dryer hookups” DO NOT BELIEVE THAT!! They said NONE of the units have washer or dryers in them. And if they do they lied to me when asked! So you get whatever Apartment with bugs roaches and mice, no washer and dryer in unit for a CRAP TON a month! And... when they say it’s truly built in the 1972 THEY AREN’T LYING! The AC constantly never worked and it stayed 60 Degrees all year round. Now idk about you, but I don’t like it being the same temp inside as the same temp outside, in the winter! and this so called “laundry facility” they don’t care if other residents take up the whole laundry facility I could never do my laundry there because other people were consistently taking up the machines doing 6 different loads and it was only one person everytime I went in, and it was always the same people. THEY NEVER FIX THE LAUNDRY FACILITY (laundry Matt is way cheaper) Not to mention maintenance didn’t even finish our apartment. No blinds, patio was horrible. Patio was not safe when we address these problems to the office. They told us to disregard the patio. that extra charge for wifi etc is CRAP! I swear our WiFi NEVER worked always kicked us off every hour, sometimes a couple times within that hour! office told me they would reach out and make sure it was fixed, NEVER heard back! NEVER GOT FIXED! didn’t care. TRASH! let’s not get started! 1 to 2 trash dumps servicing 4 buildings, ALWAYS FULL, had no where to put our trash after awhile, when addressed they said they would “fix” it never got fixed! THEN has the audacity to sit there and blow up the group chat saying to EVERYONE “please do not leave trash on outside dump can cause a hazard. They consistently shut off the water for “ repairs” it’s very suspicious. they shut it off at at least 3 to 4 times a week and everytime our water has more issue from whatever “work” they do! Hardly got to use the pool this summer. They kept shutting it down. For made up reason. They will make up a reason for any and everything . THEY DO RENOVATIONS ON THE WEEKENDS!!!! This apartment complex is not a good place to live. They do not take care of their tenants and seem to be cutting corners with almost everything. They charge some outrageous extra fees that were not explained to me before I signed the lease. I would not recommend this place as it is now.

Squirrels have made their way into the attic spaces above the second floor and all you hear is them scurrying across your ceiling during the day and night. Terrible insulation issues so your apartment will be 80+ degrees in the summer and freezing cold in the winter. Do yourself a favor and find somewhere else to live.
