Overpriced and under served

I've lived here for 7 years, so here's my experience.

In my experience, Irene has repeatedly contradicted herself in writing. Neighbors compare emails because we've caught inconsistencies more than once. She comes across as an attack dog for the faceless owners instead of an advocate for residents.

**Cons:** Rent goes up every year, sometimes by as much as $75. The apartments are tiny (700 sq. ft. for a 2-bedroom), walls are thin enough to hear your neighbors' conversations, the birds will...
wake you through closed windows around 4 a.m., and neighbor turnover is high.

Heating is expensive. If a neighbor moves out during winter, everyone else in the building shares the cost of heating the vacant unit. The buildings also leak heat, so expect high gas bills.

The biggest problem is the laundry. There are no in-unit machines, and the shared basement Maytags are old, break down constantly, and cost $2.25 to wash and $2.25 to dry. At those prices, management should provide machines that actually work. You also have to haul laundry up and down stairs and outside to reach them.

As of 7/23/26, management announced they're removing the laundry machines without replacements ready. Neighbors immediately started texting and calling because we're all scrambling to figure out where to wash our families' clothes. They've mismanaged the laundry for years, and this is the worst it's been.

Deliveries are a headache if your building letter is missing. Good luck.

Some staircases are missing support posts, there's a semi-hidden sinkhole near Building G, and management has never seemed proactive about fixing these safety issues.

**Pros:** The maintenance staff are friendly, and Richard has always been especially helpful. Pets are allowed with approval, and they were easy to work with regarding my ADA service animal.

The grounds are the biggest reason I've stayed. They're great for walking my dog, Dumpling, and being able to take low-impact walks without leaving the property has genuinely helped my disability.

The neighbors who stay are another bright spot. People really do look out for each other.

Being in the Abington School District is a major plus, especially for families with children who have learning disabilities. There's also a GIANT within walking distance.

**Mixed:** There's a feral cat colony and the cats aren't tested. Very cute though. Bird population is also embarrassing.

the leasing office is rude and talks down to you and outright insults you. Not to mention all the roaches mice

Absolutely Horrible

My wife and I lived here for one year and regretted it soon after moving in.
Roaches, mice, infestations. Maintenance rarely does any work (that is, what you need them to do - maintenance requests). There is rarely ever anyone available to speak with at their office; most contact is made over email and don't expect a response immediately.
The heat pours out and makes it unbearably uncomfortable.
In the building we were living in, the police were there regularly due to 'issues' with other...
tenants (not exactly what we wanted to live around).
You should enjoy where you live, not loathe where you live.
Be smart. Look elsewhere.

Horrible!!!

Horrible property manager, Horrible maintenance, Mice infested, Roach infested, Loud music, Ignores complaints, This place is Not smoke free, Smells horrible 24/7??, What a joke! Don't believe the fake positive reviews. DO NOT RENT HERE! You've been warned!

Not worth the price

These apartments look nice but they are not worth the monthly rent which increased each year. You can not control your own heat which you also pay for. Also there is a family on the Second floor of Building P who terrorizes the complex. The mother overdosed several times as well. Only.live here as a last resort.
