Hamilton Place

I am writing this review to warn others about our experience with Hamilton Place Apartments.

During the application process, we were told that our income did not meet the requirements. However, instead of issuing a formal denial, we were informed that we could only move forward if we paid six months of rent in advance. When we declined this condition, the process was effectively halted.

We were then told that if we canceled the application, the application fee would not be refunded, but if the... application was denied, the fee would be refunded. Despite this, no formal denial was ever issued, and no refund has been processed, even after waiting more than 15 days. We received no email updates or communication during this time.

We visited the leasing office in person to request clarification and were told that “nothing could be done” and that contacting accounting was refused. Due to the lack of resolution, law enforcement was contacted. After hearing both sides, the responding officer stated that our position was valid and advised us to pursue the matter through civil rights / civil channels, as this is a civil issue.

Throughout this process, we experienced poor communication, inconsistent policies, and unprofessional handling of our application. The most miserable move-in experience ever. On my move-in date, we found that my couch could not fit due to the hallways being too narrow, unable to turn it enough to get into the apartment. Then I found out that this is a known issue. When asked how other people resolved it, was informed by the property manager that they could not resolve it, the people had to get rid of their couch. IF THIS WAS A KNOWN ISSUE I SHOULD HAVE BEEN ADVISED OF THIS. All it would have taken was one sentence "I advise... you to measure your furniture because there is sometimes an issue with furniture not being able to get into the apartment due to the narrow hallways." One sentence was all it would have taken to prevent all this. Instead, this more than doubled my movers' expense due to trying everything to resolve this issue - but mine could not be resolved either. Now on top of that I have to pay more than $160 to rent a piece of equipment to try to lift the couch up to hoist it over the balcony. This is not an oversized couch. Ridiculous for a 5-year-old building. Everyone I speak to - including the movers actually - were astounded that I was not advised of this ahead of time since this is a known issue. But from the management standpoint - no worries, just get rid of your couch if it can't be brought into the door. I have to see if I have any legal recourse. This company is the worst. Also be advised - to terminate your lease early it's not only a 2-month rent penalty, but also an additional $6,000 penalty on top of that.

This apartment complex seemed nice when touring. After moving in, it has been nothing but mediocre.
1. Flickering lights in apartment
2. Hallways with ZERO ventilation. How can you provide trash concierge services & allow pets with no ventilation? The hallways stink, sometimes I have to hold my breath.
3. Very smelly gym.
4. Residents leave main door open using stones etc at times which is a security concern.

To make matters worse, they raised the rent over 10% then inform us about the increase... less than a month before we have to re-enter the lease. Even if people decide to move, how would we find somewhere with such short notice?

I moved in with my dog and my fiancé last August. The community is on a busy windy road with no side walk, therefore it is unsafe to walk my dog outside of the community. Disappointingly, they eliminated areas that I used to walk my dog within the community by putting huge rocks, that you cannot walk on, in two areas where there used to be grass.The dog park is disgusting mulch and dirt that is unusable when it rains. False advertisement in regard to rents. They do not tell you when calling that there is a hidden monthly $200 bill extra charge for cable & tv and they also charge for electric, water & sewage (whatever that’s for).
My Mothers rent was increased over $200 after the 1st year even though they saw her income upon applying. She pays a pet fee monthly ( I believe $100), pet deposit and administrative charge she never gets back. The late fees are hundreds of dollars and charged her for her Apartment... insurance renewal ( which did not expire), they blamed her for not bringing a new copy in when she was never explained this to. If you are a Senior that has limited access to computer knowledge don’t move in. They won’t even retrieve a package for their handicap residents.
