• Pet Fees: $150 (one-time non-refundable pet fee) + FIDO Score-based monthly pet rent + $25/month HOA pet fee per dog. All pet-related fees are in addition to base rent and are disclosed in full at application.
Hold Deposit: Hold deposit is collected upon conditional approval to temporarily remove the property from the market. If application is not approved, Hold Deposit is refundable; however, if the application is conditionally / approved and the applicant subsequently forfeits, the Hold Deposit is forfeited.
Screening Requirements: Minimum credit score of 680 for standard approval. Scores 640–679 (Conditional A) require a co-signer with a minimum 700 score, or a security deposit of 1.5× monthly rent. Scores 600–639 (Conditional B) require a co-signer with a minimum 700 score AND a security deposit of 2× monthly rent. Scores below 600 are not considered. Gross income of 3× monthly rent in verifiable income required. Minimum 12 months of verifiable rental or homeownership history required. Background check, eviction history review, and sex offender registry check required for all adults 18+. Full Resident Selection Criteria available upon request or at application.
Pet Policy Pets considered with owner approval. All applicants—with or without pets—must complete a PetScreening profile at Maximum of one pet for renter-occupied units per community rules. Dogs must carry a minimum $100,000 pet liability insurance policy per Estate at Westbury requirements.
Lease Terms & Restrictions Standard 12-month lease; extensions available. Per Estate at Westbury governing documents, the minimum lease term is 180 consecutive days. Military SCRA clause included in all PMI Bluffton HHI leases. No smoking anywhere on the property or in the unit. Vehicle limits apply—each unit receives up to two parking decals; commercial vehicles, trailers, boats, and vehicles over 24 feet are not permitted. Community Rules and Regulations govern tenant conduct; a copy is provided at lease execution.
