Highland Terrace Communities

I have enjoyed living at Highland Terrace so far. It is in a really great location between the University of Tennessee and Downtown Knoxville. Great for bike or walk commute to either.

I lived here for 3 years, and while I dealt with the issues, I don't suggest you do.

This place is a magnet for dust, as the AC filters had never been replaced once in my multiple years living there, despite putting in multiple requests about it. During the summer months, your KUB bill is nearly triple what it will be during the rest of the year, often reaching over $200, I would attribute this to the poor insulation (and possibly the ugly grey paint job over the bricks, which become hot to... the touch), causing the AC to run nearly 24/7 and the worst part is that the apartment was still uncomfortably hot for all that time.

If you can't stand roaches, stay FAR away. You will count on having to smash one at least once a month, if not multiple within a week, and I'd consider myself a clean tenant. I even had one fall on top of my head one time in the hallway. Maintenance were quick to spray in an attempt to prevent them, but it was never enough.

The kitchen was tiny, so if you plan on doing any sort of cooking beyond using a microwave, good luck. There is NO air in this room, it will be swelteringly hot during the summer. You will be frustrated at the lack of counter space. The new appliances they put in a couple years ago are pretty nice, however.

Laundry was a mess. Each wash and dry are $2.50 a piece, and often times, your clothes were not going to be dry. So be prepared to spend upwards of $10 dollars on one load of laundry or find a buddy to hassle for their washer and dryer, as this place is not worth even attempting.

Overall, this place had many glaring flaws, and I found myself cursing it out wishing my final lease period would end sooner, but the convenience of being walking distance to campus was far too great for me to give up. The staff is super nice and very accommodating. Have a couple of issues with some appliances, doors, paint, etc. but that seems to just be due to the buildings being kind of older and numerous, numerous coats of paint messing up the alignment of doors and drawers. Otherwise, I''m pretty happy so far.

maintenance is so fast with requests! absolutely love it here, and the pool is so nice and quiet. only issue i have is being so close to the dumpsters so trash trucks wake you up

Living at Highland Terrace has been a positive experience overall. The community is quiet, the location is convenient for getting to campus, and the apartment has been comfortable. I appreciate the peaceful environment and the support provided by the housing staff. Overall, it has been a good place to live during my time at UT.
