Been staying here almost two years and when it comes to completion of work orders they are shady af. I went without heating for the coldest part of the winter this past winter (2017). Washer is not working and they can care less they fix the knob but the washer will still not turn on. They never resurfaced the tub and you really clean it it will cause the paint to chip away in the tub. They have a budget and prioritize the work orders to that budget. Stay away from this place. This is a rough complex!!!! The "Student Style" living is a lie (very few students live here) ! The leasing staff will say anything to get you to sign the lease, and then will place you with roommates much older with nothing in common. When you try to get matched up with someone your own age, the so called manager (Alura) will say to bad! and won't respond to your emails or take your calls. Very unprofessional Manager and stuff!!!

I lived at ballpark south for two years hoping the second would be better that the first but that was not true. IT WAS WAY WORSE. Management does not care about it's residents. I never once saw the Property Manager. When I moved in for the 2015-2016 term, my apartment was not completed. The shower head was broken and it took them days to fix it. There was no furniture or upgrades in the unit, but guess what??? I was already paying the upgraded rent! My AC unit was broken from about October until... our move out day in July (and these are just the major things I remember). Management was never timely and they always seemed to rush through their work. In my second year living here, I actually had three more roommates. We made sure to write everything on the condition forms and STILL GOT CHARGED FOR DAMAGES ON STUFF THAT WAS ALREADY DAMAGED UPON MOVE-IN. I am currently disputing these charges in hopes that they will get removed. Oh, and I almost forgot to mention that our showers never had hot water. Ballpark south ruined my experience living in Austin, so please do not move in. Where do I even start? They advertise student only so being a student from out of state I chose this apartment to feel safe with people my own age, this is false. I have never felt safe because they lease to just about anyone no matter age or if they are a student or not. There's always cops out front arresting someone when I come home from work. Another thing they advertise is "female only" apartments yet I had a... male roommate for a while, when I complained they fixed the situation only to ask me if it was okay if another male roommate moved in, I felt uncomfortable that they even asked me that knowing I was not okay with it the first time around! They seem to spend so much time on events in the office trying to give us free food or little gifts only to avoid the fact that their apartments are awful. There's roaches everywhere even though my roommates are extremely clean. There is mold in our bathrooms. You can hear mice fighting in the walls, and something is always broken no matter how many maintenance request you file. Sometimes the fire alarm goes off, wakes you up, turns off and then no one is around to tell you if it's okay or not to go back into your apartment. The after hours line is never any help, the maintenance guys are rude and the office never knows anything about you or your situation. Please students, save your money! This place advertises as "student housing"; however, they allow anyone to move in. They paired me with someone who was not a student, drank & partied constantly, allowed several random people to stay over, & had no respect for the fact I am a student & need to study. The neighbors blasted their music all times of day & night & management could care less; their only concern is the rent.
