Awesome Staff
Urban Villas is a great place to live. I love the area, that it’s central & just minutes from downtown area & Mueller. Charmae & Juan are awesome staff & very helpful. They are a great team.

Worst apartments ever
I've lived here for less than a year and it's honestly the worst complex I've ever been in. Only 2/4 washing machines work in the laundry room and they leak water all over the floor. Cars get broken into all the time and there's a bunch of crackheads that hang out on the lawn. Some of the neighbors/people around the complex are really nice and some are REALLY creepy. One of them even tried breaking into my apartment at 3am after trying to kiss me in the parking lot. I'm pretty sure no one works... in the front office because there's zero communication. They don't even upload your rent balance to the online portal until the 6th or 7th of the month and then try to charge you for late fees??? The apartment is either 60 degrees or 80 degrees and my air conditioner drips water all over the floor. Highly recommend living literally anywhere else.

Um, no... Things have NOT changed.
To sum up what you're about to read: DON'T DO IT.
Management only cares about you until you sign the lease. Once you're locked in, no one bothers to offer any shred of support or basic customer service.
The two 5-star reviews (mysteriously posted on the same day in the same writing style) are honestly a crock of nonsense. NOTHING has changed, even after the umpteenth shift in management - I have honestly lost count. My partner and I have lived here for a few years now and we've watched it... steadily get worse and worse.
There is NO communication. And when you ask questions, be prepared to be given a noncommittal answer. Maybe it's due to the constant changes in management, but no one seems to know what's going on around here.
Most of the maintenance issues are typical for older buildings - roaches, AC leaks, etc. but it's like pulling teeth to have them taken care of. Any time I need to place a maintenance request, it seems to be treated as an annoyance and is rarely given any sort of priority.
Over the summer, the AC was out for WEEKS (in 100+ degree weather) and I literally had to chase down a third party repairman in the parking lot for answers.
There are multiple safety concerns, including cars being broken into, windshield wipers being ripped off, inappropriate behavior from neighbors, mailboxes being broken into... and literally nothing is being done about it except, as always, "we're looking into security for the complex." It would be nice to feel somewhat secure parking my car on the premises.
Last but not least, the window screens. This was the final straw for us. Once again, no communication. All of a sudden, there were dark, black screens being installed on the windows. The ONE THING that I loved about this apartment was the natural light. Now, it's like living in a dark, depressing cave. I get that they're supposed to be "energy-saving," but I never even needed to use any electrical lights except at night, and now I have to turn ALL of them on in the middle of the day in order to see anything.
I'll say it again: management is putting all this effort/money into making the place LOOK fancy and enticing. It's 99% surface-level. You'll be treated like royalty until you're actually a resident. And if anyone in management reads this - maybe if you spent more time addressing your current residents' needs, rather than attempting to attract new residents with a fresh coat of paint, you'd have better reviews.

Wish I had read reviews before moving in here!
I'll start with the positives:
The price is great price for the location. Laid back pet policy (good for dog owners), and if you're lucky you may end up with a great community of neighbors.
The negatives:
Poorly managed beyond belief--I honestly can't overstate this. Ownership switched hands multiple times in the course of my living here, and the ever-changing cast of property managers were clearly overwhelmed, lacking resources, and sometimes incompetent. When we first moved into the... apartment in September, our AC unit (located in the middle of the hallway) was leaking profusely onto the floor. It continued to leak for 51 days before they fixed it. The property manager at the time, who, to be clear, I feel sympathetic towards, continually did not provide a timeline, and would very openly evade me and my roommate's questions. We put in multiple work-orders in-person, and through the client portal to request our dishwasher be fixed, which were closed out without any action, or notifying us. The dishwasher remained broken for 5 months. Cockroach and rat infestations(yep, you read that right!) were pervasive, and commonplace. They have taken some initiative to rebrand by painting the apartments a different color, and for some reason adding wooden board onto everyone's balconies. In the month that we moved out, almost everyone in our triangle had moved out as well, leaving lots of empty apartments.
Ultimately the blame here lies with the property owners. Their business strategy is clearly geared towards acquiring new clients with their flashy rebrand, rather than improving basic living conditions for current tenants. Don't give them your money, and hopefully when their wallet starts hurting they will listen to the folks currently living there.

I LOVE living here!
Thank you to the new staff who have moved into this complex. Before I could never see myself staying passed my lease and now I’m calling Urban Villas my forever home. I am so excited about the new lounge and coffee bar! Thank you guys again! I couldn’t recommend this apartment complex more.
