Villas at Katy Trail Apartments

I lived here with my roommate for two years. We ignored some issues --- water being shut off, plumbing leaks that wouldn't be addressed for days, noisy neighbors, trash in the stairwells, broken appliances --- because we loved the location. After moving out, we received a letter in the mail saying the company would be withholding our deposit and demanding we pay several vague charges. We asked multiple times, via email and certified letter, that the apartment send us itemized proof of the… charges. They didn't acknowledge us at all until one day before our allotted 30 days were up so that they could send us to collections. We lived on the fourth floor of the Villas at Katy. My husband called it the Freshman Dorm because it was the worst floor to live on. We recollect the security door from the garage working one day while we were there during our seven month rental, so the building was not secure on the fourth floor while we were there. The garbage is overflowing several days before trash day every week. One day we woke to the fire alarm, which stayed on for over three hours straight. The property did… upgrade the fire alarm system, but it was inconvenient during the times of testing and retesting for days. The best thing about living at the villas is the Katy Trail Ice House is within walking distance, and their margaritas are the bomb! The gym is very small, and the equipment is ancient, but the Katy Trail is right outside the property, so one could walk or bike the trail. We asked for a walk-through the last day we lived there. The office representative thanked us for leaving the apartment so clean and asked us if we had it professionally cleaned. We were told during the walkthrough that we would be charged for a carpet cleaning, so we expected that. I was disappointed when we received a cleaning bill for $120 in addition to the carpet cleaning fee of $65 after being praised for it being in such clean condition. A significant part of the complex is completely infested with roaches and the pest control they have is unable to resolve the issue. Cars in the parking garage are broken into every other day now, there is zero security. On top of this the fire alarm system goes off randomly every other week, usually in the middle of the night.

Fire alarms go off all the time. Hallways are gross. All inward-facing units are super loud as the courtyards are basically an echo chamber. Courtyards & sidewalks have roaches everywhere. Staff is horrible and there is so much turnover it's hard to keep track. They get you at move-out with a bunch of costs. Maintenance requests take forever to get resolved. Our ice maker was down for almost a month. I'd recommend you stay away.
