When my Navy Veteran father and I first moved into Kings Hill Apartments in March 2020, the loft unit appeared to be a good choice—quiet, bright, and with high ceilings and an open layout. The location was convenient, and the initial management team was professional, communicative, and empathetic. Within 48 hours of moving in, the refrigerator stopped working. Maintenance replaced it the same day, but the replacement was an older, worn unit. Soon after, the kitchen disposal broke, was repaired… once, and failed again the next day. These were the only maintenance requests ever addressed during my six-year tenancy. We replaced filters ourselves monthly. In September 2020, a new management team took over. Communication became inconsistent, policies were applied unevenly, and management often appeared disparaging, inept, and unfamiliar with standard rental regulations and tenant protections. Emails were frequently ignored or responded to with hostility. Rules were enforced selectively, and billing errors occurred repeatedly. Security footage showed a manager and another individual inspecting vehicles with a flashlight after 10 PM. Shortly afterward, a notice regarding catalytic converter thefts was issued, raising concerns about resident safety. Early one morning, management banged loudly on my door, yelled to move a car, and falsely accused me of owning a vehicle I didn’t have. Other vehicles, including a motorcycle parked for days, were allowed without consequence.
In late August 2025, our unit lost power for three days due to a faulty external breaker. Despite reporting it immediately, management did not treat it as urgent. I was blamed for delays because I refused entry to an unlicensed maintenance worker, and a rent increase was applied the day after the issue was resolved. Unexpected fees from 2024 were applied to June 2025 rent, and I was held responsible for documentation management never supplied.
In August 2025, I received a letter stating I should complete a Notice to Vacate form if I wasn’t staying. Two months later, the property’s attorney sent a 31-day notice of termination, legally ending my tenancy. Conflicting instructions created unnecessary stress.
