I just moved in and so far it's been quiet, maintenance is pretty good about coming out same day or at the latest the next day.

There are roaches that we could never get rid of as many times as we bombed. There is a huge water leak in my childrens bedroom and they are sick! Maintenance never fixed anything we had to do it ourselves, and we never got the tour as many times as we asked before we moved in. Our restroom flooded and all they did was put a fan in the room to dry it out. There was mold and all over our stuff from the water. Never stay there!

Living here is an okay experience, however it does smell like mold and mildew. If something breaks they will come out and fix it. Water leaks into your apartment and will ruin your furniture. If something floods they will go the cheapest route and again more mildew smell. It’s quiet for the most part, but still good for the price I guess. Kitchen is outdated but rent is cheaper than most places around here. If you care more about saving money than living in a decent place, this could be home.... By far the worst experience of my life, as a prior service military and leader myself the overall communication skills at this facility are slim to none. Excluding Matt they are belligerent and argumentative they do not work with you, I am so dissatisfied with the service here. Had I known what I was getting myself into prior to moving in I NEVER would have signed my lease. These scam artist will do anything to cheat out of your money, the management can never answer any questions, for example I... set up with there online billing and none of the management even understood how it worked, I was told that it would set up a recurring payment with a one time fee of ten dollars. HOWEVER, this is false I continually had to redo this one time starting "convenience" fee because their website as well as, staff are unoptimized it is 2017 there is no reason I should have to continually babysit a bill that is set up on AUTO draft. Which I might add never auto drafts anyways, causing you to pay the extra ten dollars EVERY month they are just STEALING from you. And this isnt even the beginning of the issues I have with this facility. According to almost every prior member here you can leave this place better than you found it and they will find a way to cheat you out of your money. For example they do several "simple" fixes to their apartments like putting putty and paint over dry wall and saying its fixed, when a simple tap will put a gaping hole in the wall which they will later charge you $450. Their office hours are extremely inconvenient to anyone working a 9-5 job and half of the time they are not even there. The laundry facility doesnt have AC so expect to be doing your laundry at 1 am at night to avoid 105 degree inside, as well as their payment for the laundry is located in the office instead of in the laundry area. SO, again if you work a 9-5 then I guess your screwed.. again. The management is AWFUL at allocating information. They don't offer tours so even better, they will tell you all these lies about the cleanliness of their facility when the ac is constantly going out or the piping is damaged or the icing on the cake ROACHES EVERYWHERE. To my surprise when I moved in my apartment was INFESTED I bombed it continually for two days then two weeks later they were back most likely because every other apartment is infested. I am in a 2 bed/ 1 1/3 bath and it is wonderful for my small family. Our apartment has a balcony, which is so nice to be able to go out on it and just relax. Our neighbors are nice and there is a pool, which my daughter loves. The staff is so kind and helpful, from day one when we asked about the apartment to now. We Love Baywood
