Tenants are responsible for the following items during their lease term: rent, placing utilities into their name by the start of their lease term and maintaining the utilities during their lease term (City of Georgetown-electricity, water, waste; Atmos Energy-Gas; Optimum-Cable/Internet), the watering of the landscaping per the City of Georgetown restrictions, renter's insurance and pest control. The refrigerator, washing machine and clothes dryer are the personal property of the Owners. Repair or replacement of these items is not guaranteed.
The owner will consider one small dog (less than 25lbs) during a lease term. Owner approval of pet is required prior to applying to lease this property. ALL prospective tenants must complete our third-party pet screening and review processes. This process ensures we have formalized pet and animal related policy acknowledgments and accurate pet/animal records. The fee to screen a household pet is $30. This is a separate charge from the rental application fee. There is no charge for those with assistance animals or for tenants without a pet (you will select this information on the screening profile and provide any requested documentation). There is a $400.00 non-refundable pet deposit and a monthly $25 pet rent fee in addition to the base rental amount.
The security deposit for this property is $2500 due at signing. The first month's rent will be due 2 weeks prior to move in. Application fees ($75.00 per person) and the admin fee ($60) are non-refundable.
