Summer time is awful

One neighbor had their truck stolen (I park my car right next to theirs everyday) and another had their apartment broken into. I had the police come and question me on if I saw anything. Also had some neighbors cars broke into. You pay for a gated community but they had the gate and/or gates opened all the time for a while. These apartments are nice looking and maintenance is better than it was 2 years ago but summer time is awful in these apartments. Every summer the apartment heats up. My a/c... runs all day long. I have invested in black out curtains on all the windows. I keep the lights off all day every day, even when I am home. I do not cook because using the oven will only make it hotter in my apartment. I have to use the dryer in the morning because again my apartment will heat up. The insulation is terrible. I have even installed solar screens on all the outside windows. The office does nothing about it. I could not wait to move out when my lease was up. Make sure to pay attention to where the sun sets when picking out an open apartment. And DON'T get an upstairs apartment. Just be aware that the management will not help you at all. Your electric bill will be through the roof. If management had helped at all I would have been happy to stay. My only complaint is that it is so hot in my apartment. I sit in the dark after work because using lights only makes it hotter. It is probably the most depressing thing in the world. During August my a/c would not go down.

Strange name, but nice enough...

I did a lot of research before moving to Royal St. Moritz. I decided to sign a lease here at the St. Moritz as it was close to all the things I love about Grapevine; near the schools, had easy access to multiple highways and shopping, and close enough to DFW airport without being under a jumbo jet’s glide path.

The manager and her staff have never failed to be pleasant, attentive and invested in their jobs and responsibilities. When I go to the gym during business hours, they frequently say...
hello and address me by name, which is a nice touch in a property this size.

The grounds appear well maintained with plenty of mature trees which line the buildings and parking lots. The property sits in a mixed use area including nearby commercial and other apartment complexes and is mostly quiet. Mail is delivered to the boxes in the front of the property and delivery access via UPS and FedEx is routine and easy.

Although my unit was freshly painted when I moved in, the units are somewhat dated and not particularly energy-efficient, so you will pay a little bit more in energy costs vs. living in a contemporary home. On weekends resident and guest parking is near capacity, but is sufficient for the number of residents who live here.

There is a good mix of people who work here including some families. Occasionally a neighbor or two may be a bit noisy late at night, but nothing unexpected for a complex this size.

Ideally, I’d like to see trash collection upped to three times a week vs. the current two times a week policy.

When you sign your lease, you will be given a couple of names of sales reps for local utilities and television and Internet. Electric rates change frequently but I picked Ambit and they've been reliable and have an easy to navigate website and e-pay options. I can’t recommend Frontier/Fios due to all their problems. Following an electric storm some residents lost Internet, TV and phone and after nearly a dozen phone calls, me, and others here went without internet, phone and TV service for more than two weeks! The rep didn’t help at all. Not cool.

The rents are at the top end of what I believe is reasonable for this part of Grapevine, but I look forward to at least a few more years, as long as the rent remains competitive.

My apartment is spacious. The neighborhood is quiet but the neighbors you meet are friendly. Management is awesome. They are friendly and helpful. I have had two maintenance request and both were taken care of within a short period of time. Only 4 stars because I wish parking was a bit easier.

Royal St. Moritz

Generally speaking it is not a bad complex, however getting old. They are loosing a lot of tenants and it may have something to do with the fact "none willingness to negotiate their monthly rates. the ladies at the Office are friendly and helpful. Cable has become a major issue here, Lots of interruption. I would give them four stars however due to lack of their unwillingness to negotiation Only 3 stars.

However do note, Royal St. Moritz is far superior in customer service when compared to...
other complexes, specially in Irving, Tx.
