The property is old and appears to suffer from poor maintenance. Whenever it rains, parts of the property flood, creating ongoing problems for residents. The electrical system also seems outdated and unreliable. During my time here, I experienced electrical issues that damaged some of my personal electronics, and power outages were a recurring concern.

However, the real problems started after moving out.

What appeared to be an ordinary apartment rental turned into a stressful and frustrating… experience. After leaving, I was faced with unexpected charges and bills that I did not believe were properly justified. At that point, it felt like residents were left with only two choices: either pay a large amount of money to avoid potential damage to their credit, or spend months dealing with disputes, collections, and endless headaches.

We moved into 9900 on memorial a little over a year ago and we absolutely love it. The price is fantastic for the amount of space you get, and the neighborhood is so charming and walkable. It feels very quiet and safe and we love that there is always a security guard on duty. Maintenance has also been very prompt if weve needed something fixed. I would reccomend this community to anyone who asks and we plan to stay for a long time!

Excellent location, close to everything, with close proximity to main freeways while nestled in a quiet, residential area surrounded by homes.
