DOCUMENT EVERYTHING! Who you spoke to, day, time, etc., including on maintenance requests. These things will aid you during your stay. I hope someone reading this finds the answers they are looking for.
ROACHES/PESTS:
The pests here are extremely bad, especially in the summer. For whatever reason, the office does not seem to care too much about this. In fact, they do charge for monthly extermination fees, but rarely do they come around. I requested exterminators, for roaches specifically, on... a number of occasions, and was met with the maintenance request being closed out with no indication that they sprayed or took care of the issue. I do find this very frustrating and upsetting due to there being so many other things that they do take care of, like ripping up the playground for the children and letting there be multiple shootings because the gate can never be fixed. Small issue that turns into a big one. There are also many stray cats that lie throughout the complex that they do not take care of, for whatever reason.
AMENITIES:
The amenities provided are as basic as it gets, which isn’t a bad thing. Some units have either electric or gas stoves, depending on the spaces they have available. Parking is hit or miss most days. The pools were closed off for the whole summer, and they have 2 of them. One of them never gets used, right by the leasing office. No gym or workspace for residents. I know some units have washers and dryers included, but mine did not. I was going to the washeteria up the street most of the time and doing my laundry there. Finally, they fix the washrooms, but you have to download an app, upload the money, and then scan the washer/dryer you want to use. Great concept, if they worked. I’d go in one week, every washer is running with no problems, and then the next day, 3 go out. Very disheartening and annoying when I have to wash clothes and get ready for the week. The gate on the Valley Forge side has been disabled for a year, and I don’t think that they have any plans to fix it currently.

Regarding pest control, we partner with a professional company that services the property each week. Any resident who requests treatment is added to that week’s schedule. We also maintain detailed logs of every apartment treated, as required by both our pest control provider and our management company.
As for the playground, the previous equipment had begun to deteriorate and was no longer safe for use. While we are still finalizing plans for the new playground, we placed picnic tables in the area so residents can continue to enjoy the space in the meantime.
With a gated community, gate malfunctions can occur from time to time. Our maintenance team addresses issues as quickly as possible, and when a repair is beyond what they can resolve, we immediately contact our vendor. At that point, we are dependent on the vendor’s schedule for completion.
Our pools remain open from March through October, depending on the weather. We also host our Annual Pool Party at the pool located directly beside the office.
Last year, we transitioned to a new laundry service provider with automated systems that notify the company directly when a machine needs attention. This change was made to improve response times and reduce downtime for residents.
