Concerning Management Practices - Consider Alternatives
TLDR - Reviews are inflated by management promotions rewarding reviews. Military families should avoid this complex because management is counting on difficulties challenging charges after PCS. Management asserts they are only legally required to provide invoices for move out charges, not state or prove damage beyond normal wear and tear.
Our final statement after the move out inspection included two-worded descriptions of the deductions. After asking for a description of the damages or issues... that go beyond normal wear and tear, Marisol (community manager) retaliated by increasing the deduction to our deposit. Apparently, it is unreasonable to ask for a statement or description of the issues and management is not required to provide anything other than an invoice. We are now subject to increased charges for a full cleaning of a unit that Marisol stated, in writing, “did show to be cleaned”. Mind you, there are residents/guests defecating on the floors and smearing blood in the clubhouse, but a couple of cleaning supplies in a single cabinet, is enough to warrant an entire unit cleaning fee.
Consider avoiding employee occupied buildings. Manager's son runs around the complex unsupervised and all of the other kids in the complex flock to the building. The kids stomp up and down the stairs shouting and running throughout the parking lot between parked vehicles. Her mother hit another parked vehicle with her door and she did not leave a note or acknowledge the damage. We did not report the incident for fear of retaliation, which was clearly warranted given how our final statement inquiries have been handled. If Marisol is inconvenienced, she will make her issues known. At move out, we registered a 26ft moving truck in the parking system and contacted the office to let them know we would be parking and loading the truck. Marisol knocked on our door well beyond office hours after a night out to complain, stating that we were only entitled to one parking space. When we asked how we should be parked, while still actively loading, she said that we should be parked in traffic blocking spots, rather than occupying them. When we asked the difference between blocking and occupying spaces, she just stated that we couldn’t be parked like that.
Also, we had mold in our unit when we moved in and our kitchen had to be torn apart. We continued to live with mold because they did not eradicate it all, after my concerns were dismissed.

Maintenance Works!
Icemaker stopped working. Put in a maintenance request in the morning. By the afternoon the maintenance worker came and had it working within a few minutes. He came back a couple of hours later to make sure that it was working. All good!

Renters please do your research before spending your hard earned money here
The same company that offers $1,000 resident referrals will nickel and dime you on fees for small things in order to syphon money, I guess to pay for those referrals. ONE day after my insurance expired in their system (it never lapsed) all I needed to do was send over my policy renewal but instead I was charged a whopping $50, I have had to literally call more than once for just about everything...but I guess the only time there's a sense of urgency is when you can swindle money from people. I... can see why they need referrals so bad!

Beautiful Community!!
Absolutely love the amenities! They host great resident events and the gym is HUGE! Amy and Marisol in the office are accommodating and communicative.

Little to no communication
I have been staying here for 4 months. The initial sign up process is a piece of cake but once you move in that’s where the magic happens….my toilet has backed up once a month since I’ve been here, due to some type of construction errors and when this happens you will have to wait DAYS for the front office to approve the order for it to be fixed. Also note that every unit has hardwood floors so if you have considerate, rowdy neighbors and you work from home, you will be disturbed. When I asked... the office to do a courtesy call I was given a speech about how I live in apartments and the neighbor deserves to enjoy his apartment. Also if any plumbing problems arise and you are in a downstairs unit, you are at the mercy of your upstairs neighbors to not use the particular restroom until the problem is fixed. Of course mine never complies so each time I’ve been left with a tub full of poo…while he gets to enjoy his apartment. It feels as though when you have an issue you are bothering the office and getting on their nerves, so if your unit doesn’t have any problems you will more than likely enjoy your stay but if problems arise, the conflict resolution is below the bare minimum.
