How Is This Rating Determined?

Once well cared for with passion

This property was once cared for with passion and obviously loved by its property management staff. However, these last 8 months have truly shown that they’ve begun to no longer care about property cleanliness, upkeep, or community.

Common areas to include hallways, stairwells, and parking lots are no longer cared for or kept up with. There are lights out making it feel unsafe at night, dumpsters are regularly filled with large items left on the side, and they won’t pre-treat or remove snow or...
ice from pathways. The stair wells have at times had blood and glass throughout them and the walls have been chipped and scratched throughout. There’s cobwebs and dust piling up on the window sills from them not being consistently cleaned. Emergency lighting doesn’t work and exit signs are left hanging with exposed wires for months. The property management team doesn’t walk their buildings so they either don’t know or if they do know don’t care about their conditions.

They introduced valet trash in recent months which for the most part has been nice addition, however, even though they limit you to one bag a night they do nothing about residents who leave multiple bags outside their door, sometimes piled up for days, especially over the weekends when the valet service doesn’t run.

The apartments themselves have been the only consistently good thing about this property. They’ve got modern appliances and flooring and have many smart features and fixtures which common standard across the property. These include smart thermostats and locks which can be controlled remotely. Washer and dryers are provided to you but are built into your monthly fees. Other appliances provided include a refrigerator, microwave, and dishwasher. The internet package is also fantastic and has been my one positive experience with Spectrum during the few times in my life that I’ve had to use them.

Although, the apartments and their features are not enough to cover for the outright lack and absence of a property management team. Once they were great but they’ve begun to severely lack in presence and support systems that I no longer feel that this property is worth the price you must pay to stay here. Unless thy straighten up then I can’t in good conscience recommend this property to another person.

DO NOT MOVE HERE

Upon moving they said the washing and dryer machine isn’t there yet. They did not tell me the washing and drying machine would not be in my unit on my move in date upon signing the lease.

It wasn’t until I moved in that I was notified that it’s on back order for 1-2 weeks? They did not offer any compensation either. So, I’m paying full price for amenities that I don’t have in my apartment yet upon moving.

I have to use the leasing office laundry room which is crazy. My laundromat days have...
been long gone.

To add icing to the cake. They also CHARGE YOU to wash your clothes at the leasing office laundromat.

They also don’t comp any off your rent for amenities that you don’t have in your unit. I called and asked for compensation. They never reached back out.

Not to mention, all of the washers and dryers are being used..

These apartments are down bad and service is a joke. I don’t recommend anyone moving here.

Don’t move here to expensive & your loyalty isn’t valued

Where to begin. I moved in these apt in march 2021. At first was great. If you have issues you’re on your own. My boyfriends car was towed & when we showed the towing company the visitor tag was in the dash they were like sorry you have to pay it because we couldn’t see it well.
I call pine prairie because they have a contract with the towing company & they were like sorry we can’t do anything sorry we know was in the dash but it was hard to see. Im like but it was in the car in the dash what do...
you mean. No help they didn’t care we had to pay $300 for that

Next comes the renewal they raised my rent by $270 per month , I’m like I’ve never paid late can you please work with me? No sorry , we are sorry you want to move. - I didn’t want to move I had to because my rent went up 18% but okay.

Now to the good ole move out charges! I got in on a special they were running that gave us a $0 deposit . Well apparently when you move they require you to pay for a professional carpet cleaner to come in & clean your carpets. I have a carpet cleaner & have cleaned houses for a living. My carpets we’re spotless , but because I didn’t outsource the job I was required to pay for it. -I call corporate yeah sorry we can’t do anything it’s not personal. Well Terri it feels personal , when I didn’t want to move but was forced to , wasn’t worked with when we had towing issue and my spotless carpets I was charged & because no I didn’t hire a professional carpet cleaner do it.
So yeah. Apt are nice but don’t expect any favors , I paid my rent every month never had any issues or complaints but they don’t care. It’s all about $.
I’d 1000% look elsewhere.

Professionalism

This property is very well maintained, peaceful and clean.The Maintenance is amazing, Gabe is such a hard worker and very kind. I Highly recommend Pine Prairie Apartments

Worst property ever

Run don't walk away. Paper thin walls, water is pink and leaves stains. Management is horrible and not helpful. Curtsey Patrol is offsite and takes up to 20 minutes or longer to arrive if you have a problem. Smells of smoke and pot in stairs. Updates are poorly done, cabinets and floors have paint on them. Charge for every little thing at move out, what happened to no charge for normal living?
