Aging Luxury Apartment Homes
We've been here for a year, and we really enjoy it.
Pros:
*Friendly and attentive management
*Great location - close to I-35, good schools, parks, shops, and restaurants. But suburban enough that driving a few miles east you'll find hay fields and cows.
*Loaded with amenities - 2 resort-style pools with grills, firepits and spas, fitness center with yoga room and kid's playroom, indoor basketball court (not quite full court but still has 2 hoops), movie theater with recliners and... billiards/shuffleboard rooms (only available during office hours), conference room, lounge with coffee bar (but no cups), kid's playscape, dog run, small pond, and a couple shady hammocks. Storage units and garages are available for rent... if there's any availability.
*Layout has lots of grassy areas and trees, unlike most modern sterile apartment complexes.
*Units are fairly spacious with a functional dining area and oversized bathrooms. The balconies/patios are fairly large too (if your unit has one).
*No notable pest problems (we're on the 1st/2nd floor [the hills make the building layouts a little odd])
*Maintenance team will typically address requests promptly
*Management will set up community events 1x-2x's/month. They can be fun, but not very many people participate which is a bit of a bummer.
Cons:
*The property is showing signs of aging. I kid you not, more than half of the above-mentioned amenities are broken at any given point.
*While maintenance does address things quickly, they don't clean up after themselves very well, and aren't at all proactive
*The walls and central air setup in the units means you can hear your neighbors fairly easily, especially if you're sharing a wall or floor with a non-carpet unit.
*Even in the unit itself, each bedroom has an airflow vent which means sound carries very clearly from other parts of the unit into the rooms.
*The complex has over 400 units, and only 1 trash compactor. The compactor regularly gets too full or breaks down, and piles of trash are left to sit around in the area.
*Management sends out monthly emails LOADED with reminders of apartment etiquette that residents regularly ignore (smoking on balconies, car maintenance done on the grounds, residents inviting too many people over for the pools or basketball, dumping large objects near the trash, etc)
*No covered parking
*Even though there's grounds maintenance picking up trash, there's always trash in the pond and near the hedgeline/treeline
