Luxury Pricing. Delivery fell short of expectations.
We’ve lived at Fossil Cove for 1.5 years, and while our experience has improved in recent months, we do not plan to stay longer than our current lease. Here’s a breakdown of our experience:
-Community:
The neighborhood is friendly and safe, with lots of families and dogs. That said, noise can sometimes be an issue. If you live on the west side, be aware that you’re directly next to a vet clinic, and the dog barking can be loud and persistent.
-Management:
Our first impression was rough.... Communication was very poor. We often couldn’t get anyone on the phone or an email response. The leasing process was especially terrible: we agreed to a 14-month lease, but were sent an 18-month lease instead. Unfortunately, we didn’t catch the error until after signing. We were misled about utility costs; told to expect $35–45/month, but pay closer to $100–160.
The good news: management has changed (or at least improved), and communication is better now. The current staff are responsive and helpful.
-Maintenance:
We had a severe sewage smell in our downstairs bathroom for seven months, which made the entire lower floor nearly unusable. Despite repeated requests, we were consistently dismissed by management, gaslit into living with it, and only recently was the issue resolved. Multiple units were affected. We were NEVER compensated for those seven months that we were only able to use half of our townhome.
Our washing machine has also needed multiple repairs and still makes loud noises. If you request maintenance, I recommend being present to ensure things are actually fixed.
-Pricing:
We’ve paid premium prices for a subpar experience. It’s frustrating to pay for a “luxury” unit when we couldn’t use an entire bedroom and bathroom due to unresolved maintenance issues. Despite repeated requests, we received no compensation.
We were also surprised by fees we weren’t made aware of prior to signing. Shared utility bills have increased, and the “optional” package (trash pickup, smart home features, internet) is overpriced. Our smart home features didn’t even work for the first three months—yet we still paid full price with no refund offered.
-Amenities:
The amenities are a highlight. The pool and hot tub are great, and the small gym, while basic, is functional. The valet trash service (Monday–Friday) is nice. The kids’ playground is adorable and the mountain views from the west side are great. Very small dog park (using the term park generously) is on the East side.
