Multi-year Resident - Regret Living Here

Was a resident here for multiple years and will actively advocate against living here. Lots of great apartments in Provo, but this isn't it despite its growing popularity among students (which they're allowing less and less students in to make way for more "non-student" government-subsidized candidates). Most people want the gov't subsidized rent, but the waitlist is always 100 names long, so a lot of people have to either wait 8-12 months or settle for a market rent unit (for the same price,... there are a lot of newer apartments that are much cleaner, look better, and are better managed as well). Management changed roughly 3-4 times while we lived there, so it was very confusing when parking structure/pay consistently changed and we never knew who to contact in case of an emergency (bad communication, strict apartment guidelines, and our many repairs usually took weeks or they ended up forgetting about them entirely). EMG loves to raise rent by 10-15% each year due to "maintaining competitiveness in the local area". We had multiple neighbors above and next door to us and 95% of the time the people who move in are extremely noisy (the walls are paper thin). You'll constantly smell odd odors throughout the hallways that they try to mask with random cleaner scents. Additionally, you're also next to the train tracks, so there's a 50/50 chance you'll hear the trains anytime between 1-4am when they stop there to grab extra cars on the additional lines of track by Startup. We were stopped by homeless people quite frequently when leaving the apartment building and a lot of times they would sneak into the building to hang out in the stairwells for hours at a time. Although you have parking permits, we have had many residents who have been towed accidentally (we were also towed when we lived there although our car was registered). Elevator is frequently under maintenance, apartments are only 500 sq ft so you feel crammed, trash chute gets so backed up sometimes you can't put your trash in (even from the 3rd floor), pets are allowed (and you definitely hear them), our utilities doubled in price from when we moved in to when we moved out, and I won't get into all the fine print in the lease you sign designed to continue usurping money from previous tenants even after they have moved out. Needless to say, please find another apartment and please avoid an EMG managed unit.
