Not a well-designed community

Majority of the issue is the HOA. They don't seem to manage well between business expenditures and community needs -- they favor more for "cheapest solutions" instead of most impacting, or moderately impacting. Parking is a joke. Before they could get the community approved, they had to meet a city ordinance to have 1 guest parking spot every 2 units; however, once the community filled up, they repurposed most of the guest parking to assigned, permit parking, violating the city ordinance. ... Now, there is 1 guest spot for every 5 units. Every unit is given 2 guest passes to put into vehicles for those spots (44 in total), so the math suggests that there are 440 guest passes to accommodate 44 guest spots. Chances of being able to have company come and visit on a particular day is about 10%. It isn't uncommon to see people "guarding" guest spots while they move cars around from garage parking at units, just so they don't have to park in nearby communities and walk home. The community seems to be more setup for single living or couples with a single vehicle. While units have garage parking, the spot behind it seems to function more as the guest spot than anything else.

The proximity to the railroad and Frontrunner is also something that can't be ignored. The unit I'm in isn't super close to the tracks, but when a train goes by, you can REALLY feel it from the third floor. Second floor is noticeable, and can sometimes be unnoticed.

Many of these Townhomes also have strange floorplans, which don't make much sense. 1.5 baths on the second floor, baths sharing a wall, but only 1 bedroom there. The largest bathroom on the 3rd floor where the master bedroom is, but they aren't attached. The smallest room in the unit has a big walk-in closet, which attaches to the bathroom, and the master has more of what I'd call a utility closet. Many units are setup like this, almost like they were playing Legos. Heating/cooling is a nightmare. The first floor will always be cool, and the top floor will always be warm. Washer and Dryer are on the top floor, because... Legos.

For 2 months of Spring and 2 months of Fall, opening your front door will let in a swarm of mosquitoes that you will spend an hour hunting down and eradicating. Proximity to a Lake has benefits, but this isn't one of them. Utah Lake isn't typically a lake thought of for any kind of water sports, so you seem to get the downside and none of the upside from living at a lake community.

Worst HOA, embarrassed to have lived here. Wish I knew more before I signed the lease.

I WISH they let me attach pictures to show how miserable it was living here. First things first.. NO parking. EVER! My friends and family were always getting towed and it was so stressful to worry about and also started getting expensive. This place always looks like a dump.. dog poo, trash, beer cans, vodka bottles, rotting pumpkins, used feminine products, random furniture (like love sacs and broken couches) are scattered everywhere. No one seems to care or mind... including the HOA and... management. (shows what type of neighbors you'll have) You will find these things all over the lawn, sidewalk, and playground. I always dreaded having family/friends over in case of what they might see. This stuff will be there for days and weeks and I have pictures for proof. They never shoveled snow, not from the sidewalks or the roads... GOOD LUCK! It's dang near impossible to ever get management to care about your concerns. Before our lease ended we had the place professionally cleaned and the carpets professionally DEEP CLEANED.. because we had dogs. We did this in hopes that we would get a majority of our deposit back. That was not the case.. We got $270 back from the $1590 that we had paid. Their reasoning is that the townhome was not clean enough and that the carpet didn't LOOK cleaned... THEIR WORD AGAINST OURS I GUESS! Anyway... I could go on and on about this place but I'm honestly just so bored of it. Don't risk it. Trust me.
