Views of DC, Maryland and Virginia
Lived here for three years, and overall has been mostly positive, with some notable drawbacks.
The Good:
The maintenance and concierge teams have been outstanding. They are friendly, professional, quick to resolve when issues come up. The cleaning staff does a great job maintaining the property daily. The leasing staff has changed several times, but Martin, the current Assistant Manager, has been a consistent and positive presence.
The amenities are one of the best features. The rooftop gym,... game room, and entertainment spaces offer incredible views. You can watch fireworks from DC, Virginia, and Maryland from the rooftop. There are multiple grills, seating areas, TVs, and lounge spaces that make it a great place to relax or host friends. The 8 foot pool is also a nice feature although its not designed for lap swimming. Another perk is the free coffee offered daily before 10 a.m.
My apartment view has honestly been the highlight of living here. The floor-to-ceiling windows and balcony overlooking the Potomac River with spectacular breathtaking views.
Garage parking is plentiful and guests can park for free in the garage if they leave before 8 p.m. The building also offers EV charging stations, though residents sometimes exceed the posted four-hour limit.
The Not-So-Great:
While the on-site staff has generally been helpful, the management companies (previously Panco and now Pantzer) have been disappointing when it comes to supporting long-term residents. Pantzer was not willing to negotiate or offer any lease flexibility. It’s frustrating to see generous incentives offered to attract new residents while existing tenants receive little consideration.
Security has also been a concern, multiple cars were stolen from the garage on separate occasions, and my vehicle’s gas cover was broken into and gas was siphoned. There have also been instances where unfamiliar individuals were allowed into the building and lingered in common areas, leaving residents to call the police themselves.
There are also some typical apartment living issues. Occasionally kids run through the halls, throw rocks from rooftop areas, smoking in building, residents not cleaning up pet waste, though management does communicate via email about stopping this behavior.
Overall:
No apartment building is perfect. Despite a few frustrations, I’ve enjoyed living here and appreciated the views, amenities, and the day-to-day staff who work hard to keep the building running smoothly.
