Incompetent management and maintenance team. The apartments are infested with bugs and rodents. Everything has deteriorated but they have inflated the rents, and force residents to sign up for their new cable packages so they can get kickbacks. Amateur and unskilled workers for this apartment complex.

The rent is expensive and old tenants are treated without any respect for their loyalty. Older amenities, appliances and pet dropping are constantly everywhere.

I would be extremely cautious renting from this company. My roommate’s and I took excellent care of our apartment and even had a cleaning lady come every 2 weeks. Upon move-out, Avalon charged us $1400 ON TOP OF OUR SECURITY DEPOSIT. For carpet replacement and for a new stove top - items that are typically replaced by apartment companies with lease changes. Avalon just chose to off-put the bill to us. I would not recommend moving here.

This building is attractive on the surface, but that's the only plus. I lived here for 4 yrs. Lots of maintenance issues, including bulbs that constantly burn out and require maintenance to replace. Pool looks nice, but is small & always packed with kids. I love kids, but the noise in the building from kids is excessive and the building does nothing to prevent it. The kids even play inside the parking garage on rainy days! It's incredibly dangerous. Kids run up and down the hallways at... all hours, waking you up. The walls are so thin we could hear the elevator (across the hall) at all hours. Appliances are cheap. Our dryer had to be fixed more than once & dishwasher was poor quality. The oven was never the temperature it said it was, which made cooking a pain.
The trash rooms are gross - bugs and odor.
We paid $150/month to park 2 cars. But don't be fooled into thinking you are getting a "secure" garage. The gate is regularly broken, & they just leave the gate open all night, sometimes for weeks on end. People in the building had their cars robbed/vandalized. Even worse, once someone gets into the garage, he has total access to all the buildings, including hallways and common areas because the doors to the buildings from the garage are totally unsecured. Anyone can walk in. Not safe at all.
The worst part of this building, though? The price gouging. They will try to raise your rent by huge amounts, way more than any other landlord I've had in 17 years in the area. When you do leave, look out! They will bill you for anything & everything, including items that we felt easily fit under the "normal wear and tear" category, and then charge you insane amounts to fix them. Our final bill for some very minimal issues after more than 4 yrs in the same unit (4 yrs!) was over $1,200! We felt it was outrageous and therefore could never recommend this building to anyone. They basically charged us to remodel the unit for the next tenant. And you have zero choice but to pay.
Also, we paid $50/month to have a pet (a small, doesn't shed, well behaved dog). But that fee doesn't cover normal wear and tear by the pet. You will still get charged for that when you move out, on top of the monthly pet fee. If you have even one small stain on the carpet, you will have to pay for all new carpet in the entire unit.
We don't recommend this building - there are much better options, including newer, nicer buildings closer to the metro.
