I have toured around seven apartment complexes and Creek's Edge at Stony Point has everything (and above and beyond) what I am looking for. The apartment and the property is so beautiful, it is surrounded by trees and nature, and it is right next to Larus Park. Lindsay has been absolutely kind, wonderful and goes above and beyond to make sure you are comfortable and happy with your new place to live. She was accommodating in my search for a specific floor. Also, searching for a place to live... is stressful but she made me feel at ease. The whole process was smooth and easy and I really appreciate it. I highly recommend Creek's Edge at Stony Point. I am so happy to live here in my new home!!

I'm Living In Paradise
What’s not to like?
The staff are wonderful, the amenities are open 24/7, and it’s a gated community where neighbors actually know one another and look out for each other.
One of my favorite things is the location. I can walk to the mall, the park, and even get my hair cut without needing to drive everywhere.
If you’re looking for a little slice of heaven, this is it.

Don't do it
I do not enjoy writing negative reviews, but after my experience at Creeks Edge at Stony Point, I feel future residents deserve to know what they are walking into.
This property markets itself as a “luxury” apartment community, but in reality it its an aging apartment complex covered with surface-level cosmetic renovations rather than genuine upgrades.
The renovations themselves appear rushed and cheaply executed. The finishes clash, and despite the cosmetic changes, you can still clearly... tell these are much older buildings. The model apartment shown to me during the tour does not accurately reflect the condition or quality many residents actually receive when moving in.
There also is recurring maintenance and infrastructure issues throughout the property. Multiple residents have experienced flooding from water heater failures, and many apartments have ongoing problems with aged appliances, outdated HVAC systems, and repeated repair issues. The air conditioning units are older and inefficient, causing utility bills to become unnecessarily expensive during warmer months, which is disappointing considering the price point.
Unfortunately, management has been one of the most frustrating aspects of living here, this place feels more like a free for all than a professional company. Communication is inconsistent, concerns often feel dismissed, and there seems to be more focus on appearances than on resolving problems properly and professionally. Several interactions with management have left residents feeling unheard and disrespected rather than valued as paying tenants. For a property charging “luxury” prices, the professionalism and customer service simply do not match what is being advertised.
The overall atmosphere changes significantly after signing a lease. During the touring and leasing process, everything is presented as polished and upscale. Once you become a resident, however, many people quickly become frustrated by unresolved maintenance concerns, rising costs, and management issues. Resident turnover is extremely high, and many people I have personally spoken with have expressed dissatisfaction with how the property is operated.
Another major issue is the yearly rent increases, over 10% a year it increases. Initial pricing may appear attractive, but in the long-term it is not.
Noise is another concern prospective residents should be aware of. Depending on your building and floor, you can hear neighbors walking above you.

Incredible place to live
My husband, daughter, and I (and our cat) LOVED our year and a half living at Creek's Edge (relocated due to a job change). I can't say enough great things about this neighborhood, the management, maintenance, facilities, and amenities!
The staff are incredibly responsive and kind, maintenance is timely and professional, the pool and gym facilities are great (and great for kids!), and the neighbors in general were all very sweet and friendly, and there are lots of sweet dogs around! It feels... like a place where people really enjoy where they live. It's so close to Larus, so there's a lot of great green space around for walks, you get that added feeling of security since they have the gates that close every evening, and they are always striving to improve the property, whether externally or inside the apartments themselves with renovations, updates, and maintenance.
If you live in Richmond or are moving to Richmond and are looking for - hands down - the best apartment living, LOOK NO FURTHER - this is the place!!!!!!

Cannot recommend.
After six years in this community, I cannot in good conscience recommend it to anyone. Senior management changed last year (or sometime thereabouts) and severely compromised the professionalism and integrity of the local office. I became little more than a rent payment. I watched as tenancy changed and the Richmond Police became more present. I witnessed noise violations and policy breaches become unnoticed by the team there while petty grievances in fee collecting elevated to primary focus.... Vehicle break-ins became the norm. Students throwing parties—during COVID 19—is actually a concern today. Every year rent escalations occur and have to be negotiated. After six years and living in two buildings, very little consideration was offered and the apartment I inhabited became priced well above the declining market. Luckily, I found other housing after losing some part-time work during the pandemic, but not without a pained exit with the staff. A lease at Creek’s Edge is just a lease for an apartment. It is certainly not a home. As a business owner myself, I’ve never left a negative review for public consumption. This place warrants exception. I must, however, give highest praise to Pernell and the maintenance team. Always efficient, always delivering exceptional response time, and ALWAYS going the extra mile, I am so grateful for his daily presence on the property. I was greeted every single day in those years with a cheerful disposition from him. I wish he & his facilities team the very best, and wish the general management shared his common sense and integrity.
