Nothing short of a Headache. AVOID AT ALL COSTS
If I could give zero stars, I would. The past 2 years of living with Pierce Arrow have been absolutely terrible. They reinvented the definition of a slumlord. The last month and a half of my lease we had no AC and temperatures inside the apartment were steadily above 80 degrees. The only “work” they did to fix it was to provide 1 window unit to cool a 3 bed/2 bath, as you can assume this did little to nothing. After a month of begging for another unit they finally provided one but still this did... not bring the temp under 78. Never once did they offer any compassion and refused to lower our rent to compensate for this.
I could truly write a book on how terribly Pierce Arrow treats their residents but the AC was the icing on the cake. The office staff do not communicate with one another and will not respond to you unless you continually follow up with them.
The location is the only thing the apartments have going from them but it is truly not worth it to rent from Pierce Arrow. Please save yourself the headache and rent elsewhere.
Stay away from Pierce Arrow at all costs.

HORRIBLE MANAGEMENT
The management is awful. They will cheat you out of money, even if it’s listed on the lease. They do not respond to emails or phone calls often. They are miserable to work with.

It’s alright.
There were a few things that needed repair when we moved in.
I want to say, Taye, our Maintenance man was incredibly helpful with all the adjustments. Good man. It was nice to be present and able to meet him personally also.

Can you select zero stars?
Can you select zero stars? It is a shame that this review is going to be so bad. Pierce Arrow has beautiful buildings in a wonderful location, but the service provided is among the worst you can imagine. First, the agreed upon move in date was not honored. Two days before I was supposed to move in, I contacted the rental office to confirm the date, and was told I actually couldn't move in until 2 days after the agreed upon date. On the day I moved in, the representative from the rental... office pointed out several things that needed to be fixed and assured me someone would be over the same day to fix them. These things included a fire alarm that didn't work, a broken window blind, a bath tub that drained extremely slowly, and a slight issue with the front door frame. After a month, these things were not fixed. I began calling weekly to check on when the repairs would happen with no luck. Then daily. It was not until my air conditioner broke that anyone actually showed up to fix anything. I waited over a month for these issues to be addressed. Recently, I put in a work order on May 28. Today is July 6. That is 39 days. During the course of waiting for this to get fixed, I have called the rental office at least 8 times inquiring about when this issue would be addressed. On 3 separate occasions, I was told that they would check on something and get back to me, then never received a call back. Two weeks ago, a maintenance person actually showed up, took a look at the problem, and told me he needed to turn the water off for the building to fix it. He said he would schedule that with someone and get back to me. I never heard back from him. After waiting 39 days, I received a call that my problem was fixed while I was at work, along with lame excuses about other emergency maintenance issues that slowed up their response to me. I used to live in Malvern Manor. When you make a maintenance request there, someone comes the same day to fix it. Then, when I get home to check the repair, they "fixed" the wrong thing. My maintenance report clearly states the problem is with the faucet in the bathtub. The maintenance people did work on the sink, not the tub. In addition, the sink is dirty from the repair. I repeat. I waited 39 days. For the wrong thing to be fixed and my bathroom to be left dirty. The service here is TERRIBLE!!! I would never recommend to anyone to live here.

DO NOT RENT
The property management company is poorly run, rude, and unresponsive. We moved in and there were items that they said they would fix before move in that were not fixed until months after (broken windows, etc.). When we had problems while living there they would not fix them or ignore them until repeated calls, visits, and emails were sent, and even then often maintenance would not fix the issue. Their online portal is also hard to use and would not show remaining rent amounts, they would just... charge you with 40 dollars late fees despite the outstanding amount reading $0.00. They also do not maintain their buildings and the one service they charge (trash) would remain overflowing.
The apartment itself is nice (209 s blvd) and I liked the location but having to deal with Pierce Arrow is enough to make me move ASAP.
