? Late fee is 10% of monthly rent, assessed on the 6th day of the month

? 640 Minimum Credit Score
? 2 Years of Positive Rental or Mortgage history
? Verification of 3 times the monthly rent in income

Application may be approved with a co-signer if the following are not met:
? Credit Score Less than 640
? Less than 2 years of Positive Rental or Mortgage Payment History
? Income less than 3 times the rent in income

Application Denial Based on:
? Outstanding balance with a past landlord or rental agency (This may be waived if the outstanding balance is paid in full at the time of application processing and proof of payment is shown)
? Any prior evictions
? Applicants may be denied based on certain criminal convictions, including recent drug-related manufacturing or distribution offenses, or convictions requiring registration as a sex offender, when the conviction presents a demonstrable risk to the safety of residents or property. Any decision will be based on the nature and severity of the offense, the time elapsed, and evidence of rehabilitation
