Abysmal
If you’re considering living here, don’t. The property is mismanaged from top to bottom, and residents pay luxury prices for constant problems, zero accountability, and conditions that are nowhere near acceptable.
I moved into an apartment that was dirty to the point of being unsanitary. There were dead bugs in the drawers, old food crusted into the stove and refrigerator, and grime covering the bathroom floors. Management sent someone who mopped quickly and left, ignoring everything else. I... had to pay out of pocket for professional cleaners to make the apartment even remotely habitable. Even still, I completed my own personal deep clean before I could feel comfortable unpacking my things.
The package handling here is a complete failure. I’ve had multiple deliveries stolen, including a $1,200 prescription. Drivers are given the wrong instructions, packages are left outside the "secured" Luxer room, and residents’ items regularly go missing. As of the time of this review, one of my packages was stolen directly from the “secured” Luxer package room. Management’s response was not to address their broken system, but to tell me to file a claim with my renters' insurance, prompting me to reach my breaking point and finally write a review. Their lack of security becomes the resident’s financial burden.
During the leasing process, I was told there were multiple EV spots available. After moving in, I found out the truth: the parking setup is a mess, spots were misrepresented, and at least one spot I was “assigned” wasn’t actually rentable due to system errors. What was promised and what exists are completely different.
My washer made clothes smell of mildew and left them covered in debris. I reported it, but maintenance insisted they “couldn’t smell anything". I was forced to push repeatedly before they considered replacing it. This pattern is consistent: issues are dismissed, minimized, or marked “fixed” when they aren’t. Residents are treated as if problems don’t exist until they escalate.
Areas of the building constantly smell of trash and dog waste. The dog run sprinklers are scheduled at nonsensical times. Calling the office is almost pointless since they NEVER answer.
This property is not safe, not clean, and not honestly run. North at Totem Lake charges luxury rent while delivering constant theft, misrepresentation, and neglect. The problems here are not occasional; they are baked into the way the property is managed.
