REQUIREMENTS:
• Fully completed application with a non-refundable fee of $60.00 (Includes $3 Credit Card processing Fee) for each applicant Payable by credit/debit card only.
• Apply online along with a copy of government issued photo ID, documents proving proof of income and credit card authorization for screening fee.
• Multiple applicants are accepted or denied as a unit.
• All residents over 18 years of age must be screened and approved in order to reside on the premises.
• Provide documents proving income of at least 3 times the rent amount.
• Make first payment(s) towards deposit/last month’s rent in advance of move-in.
• Furnish 24 months positive, consecutive, objective rental references from previous landlords/owners or provide other acceptable references.
• Good credit standing. Credit will be looked at on an individual basis. Reports with on-going credit problems will be rejected. Credit Report for the purpose of Tenant Screening are a “Hard-Hit” per credit bureaus.
• Premises used for living purposes only.
• Government issued photo ID of each applicant (see attached Suggested Alternative Documents for Immigrant Population form)

• Self Employed – Tax Returns for last two years
• Retired – Copies of Deposit slips, Investment Earnings and/or Social Security Earnings Documents, Bank Deposit History
• Additional Sources of Income – Ex: Child Support, Trust Funds, Bank Deposit History, etc.
3. Each adult is required to submit a separate application and Pet Questionnaire (if applicable), for a specific property. Completed applications include:

4. For Co-tenants – ALL applications need to be completed and received before submitted to screening company for processing.
If you do not have a monthly income, you will be required to show proof of savings equal to 6 times the monthly rent of the property applied for.
Orca Information, Inc. provides Northfield Properties, Inc with a screening report, the results of which are checked against their Residential Rental Criteria (see attached). Additional Security Deposit may be due and payable at lease signing. A co-signer may be accepted in lieu of additional deposit at property owner’s discretion. The final decision to rent lies with Northfield Properties, Inc.
A screening report will include but may not be limited to: a credit report and credit score, public records, 2 rental references, and/or verification of home ownership, employment and income verification.
Criminal Screening – Determinations will be made on a case-by-case basis and based on several factors and information. There will be no automatic denial for arrest or criminal convictions.
If your present and prior addresses are not your most recent rental references, please submit them on a separate sheet of paper. Gaps in dates between your present and prior address may adversely affect the results of your screening.
The Holding Fee (which becomes your Security Deposit at lease signing) is due and payable within 48 hours of notice to the applicant(s) they have been accepted or conditionally accepted. If you plan to leave the area before the application procedure is finalized, you may elect to leave the Holding Fee with Northfield Properties, Inc to avoid costly overnight mailing fees.
At lease signing, first payment towards security deposit/last month’s rent and pet deposit will be paid in advance of move-in. If you do not meet income requirements, you may still be eligible to rent if you are on a government housing program or receiving verifiable assistance. (The amount and duration of assistance will be considered)
TENANT SCREENING CRITERIA
When reviewing a Rental Application and Tenant Screening Report we will consider: Extenuating circumstances (temporary loss of job, medical reasons, family emergencies, etc.). Applicant’s screening report will be reviewed for the following adverse information. Residential rental criteria apply to both Applicant and Household Members.
