Kalles Properties, Inc does not accept Comprehensive Reusable Tenant Screening Reports as defined by and pursuant to RCW 59.18.257

Tenant screening is conducted through AppFolio, Inc. The consumer reporting agency's name and address, the information that will be accessed, and your right to dispute the accuracy of that information are disclosed in full in our Rental Screening Criteria, which is provided with the application.

Screening Criteria
Verified gross household income of at least 2.5 times the monthly rent. If any household member receives a housing subsidy, the income requirement is calculated on the tenant-paid portion of rent only.
Credit score of 600 or higher. Scores of 550 to 599 may qualify with an approved cosigner. Scores below 550 do not qualify and cannot be cured by a cosigner.
Cosigner requirement: credit score of 700 and verified gross income of at least 4 times the monthly rent.
No unpaid balance owed to a previous landlord, and no landlord-tenant judgment entered against the applicant within the past 3 years.
Medical debt is not considered in the credit evaluation.

An applicant denied under these criteria may appeal in writing to the General Manager within 14 days. Appeals are reviewed within 5 business days. Complete screening criteria are provided before an application fee is collected.

Pets
Pets are considered on a case-by-case basis with owner approval. Approved pets require a $250 nonrefundable pet fee, and a $250 refundable pet deposit for each additional pet, and $35 per month pet rent. The nonrefundable pet fee is nonrefundable and is identified as such in the lease.

Assistance animals, including service animals and emotional support animals, are not pets. Requests involving assistance animals are handled through our reasonable accommodation process at no charge and are not subject to this policy. They will need to go through our Pet Screening Process.
