Just recently moved out of ArtHouse last month. The management is absolutely terrible and you will have to jump through hoops and make multiples phone calls to get anything done. At first when I moved in a year ago, it was good. But, the turnover in the front office is ridiculously high. The elevator and rugs are often filthy. The view is beautiful depending which part of the building you face, but it's not worth it. They are even forcing residents to pay monthly rent with checks and it's 2021.… I'm sure that's another way for them to save money.

When moving out, be aware that you must get the place professionally cleaned (even though they never tell you this) or you will be assessed 150 dollar cleaning fee. They will also charge you another 100 dollar painting fee even though they'd likely have to paint the unit anyway.

All in all, ArtHouse has a good location in a fun part of Seattle. But just be prepared to deal with a lot of nonsense from the management it you move there. Read More

I wish I could rate this apartment complex lower than 1 stars. We had a situation where the building towed our car from the parking space we were leasing in the garage. The car was towed and immediately sold at auction. Not only did they majorly mess up, they won’t speak to us about how it happened or make any attempt to resolve. It is actually unbelievable how horribly this building and Pinnacle conduct business.

I looked at Apartments.com, like you might be right now, in my search for a new place to live. As with a lot of reviews, you should realize that they are somewhat subjective and you should take them with a grain of salt.

ArtHouse is a really beautiful location, with a lot of very nice and expensive amenities in the building. One of the issues you will need to be aware of is ventilation in the building. ArtHouse was not built with any central air conditioning, so cooling relies on open windows… or the tenant installing their own solution for A/C. Keep in mind, ArtHouse is built with casement style windows, so you have to buy specialty molds from plastic manufacturers along with your own expensive equipment, all at your own cost.

If you plan on cooling with air, this will not work well at all, due to the shape and location of the building in the city, there is rarely a breeze, and so there is no way for the air to exchange when opening the small casement windows outward. In the middle of winter, you should expect to be extremely hot in the unit, unless you are prepared to leave you window open continuously for 24 - 48 hours to cool it down. The location of the casement window in the upper left side of the window panes, makes it exceedingly difficult to also put any type of fan there to handle moving air in.

Anecdotally, the building while pretty on the exterior and lobby, feels like it was designed by architects to be somewhat unfriendly to people - and I say this due to all of the small things like the location of the windows, or failing to account for the airflow issues, or having some kind of central air that pulls in fresh air from the outside instead of using A/C.

I can confirm that it's true that some of the units and floors are rented out solely to corporate customers, which can be annoying, as people may run into you in hallways, ask you many questions, and create other odd encounters. You can look them up online yourself, or ask the leasing office about it.

Be cautious about homeless folks wandering in and around the building, as they occasionally make it inside of the building and wander or hide in hallways or stairwells.

Had I known much of what I do now, I would not have ever leased from ArtHouse in the first place. I recommend doing research on other properties in this neighborhood that are more tenant-friendly, and don't have the same issues as mentioned above. Read More
