Don't rent here

Awful security, not nearly as much cleaning as they need in communal spaces (think hallways and stairwells) fire alarms randomly go off in the middle of the night elevators continuously broken. It's not worth nearly as much as they're charging, and they'll try to increase your rent as soon as they get the chance

Hi Cody,

Thank you for taking the time to share your feedback. We understand your concerns and share your frustration regarding the recent increase in crime in the Capitol Hill area.

Due to the heightened activity related to crime and homelessness...
in and around Patent 523, we have been working closely with our current Courtesy Patrol Provider. We have requested increased patrols throughout the property, including regular walkthroughs of all stairwells from P5 through the rooftop. We now have a posted guard during the day hours 7 days a week. We believe these additional measures will be the most effective way to help deter activity.

We also appreciate your feedback regarding the cleanliness of the communal spaces, including the hallways and stairwells. We appreciate you bringing this concern to our attention.

To help us address these issues more effectively, we ask that residents please submit a work order whenever you notice areas that require additional cleaning. While our cleaning vendors service the property on a regular schedule, they are not always present in every area and may not identify concerns as they arise.

Submitting a work order allows our team to document the issue, notify the appropriate vendor, and ensure it is addressed in a timely manner. We appreciate your assistance and partnership in helping us maintain clean and welcoming common areas for all residents.

Regarding the fire alarms, they are functioning as designed and are inspected regularly to ensure compliance with all applicable codes; however, when alarms are activated, we continue to work with our vendor to identify and address any potential issues, and any confirmed false pulls are reported to the appropriate authorities.

You cannot have packages delivered here if you live here.

I’ve lived here for three years and the situation has only gotten worse when it comes to building security. Homeless people regularly congregate in the garage, and you will not be able to have anything delivered here. I have had thousands of dollars of packages stolen, and now have to resort to sending all my packages to a PO Box. When I’ve contacted them asking if they’re going to do anything, I get a standard “sorry you had a bad time!” Form response, with no change. Do not rent here, it... is not safe.

Impossible to get deliveries, sleep

Units aren't so bad. Weirdly crappy washer/driers for a "luxury" apartment. Short walk to the train station. Packages are impossible to get, and you can forget getting takeout. Getting a delivery person in through the labyrinth of doors, gates and locks is Herculean.
Fire alarms are constant. Minimum once a month, frequently twice. Always in the middle of the night, generally between 2-4am. You and your pets will develop an anxiety disorder. Do not recommend.

We have been working diligently with local law enforcement regarding the fire alarms being pulled and have isolated and... remedied that issue. You should see a huge improvement in the alarms around the community. We encourage our residents to provide their courier with door codes to call them upon delivery to assist in navigating the community. Staff is miserable to work with.

There are so many issues with this place. Staff is miserable to work with, had problems since before moving in and every instance since. The most recent issues was when we put in a maintenance request today for a leak. We requested they came in the afternoon since I was busy with something and asked for them to contact us beforehand. Imagine my surprise when I hear a knock at the door while staring into a webcam in front of other people; apparently they had decided to just ignore the requests... we'd made, they acknowledged they'd seen them, but had chosen to ignore them. Obviously having people randomly show up to go in and out of your apartment if you work from home is a huge issue. Got no notice that they were going to show up whenever they felt like either. Spent the rest of the day frustrated and irritated. Place is a complete joke.

Nobody Works Here

This place has been a complete nightmare from the start. Our tour was interrupted by a current resident who tracked down the leasing staff to complain about a problem. Wish I had paid more attention to this red flag and not moved here. The staff our completely inaccessible. The leasing office's windows are now blacked out and their our signs everywhere stating the office is closed to current residence. We have had an issue for a while now and there is no one to contact. No one seems to work at... this property anymore.
