Renters Beware
Property management is not good. Prior management was on property 24/7. Maintenance was taken care of professionally and problems weren’t as regular. New property took over in the summer of 2023 and you’re lucky if you get an answer from them without an attitude. Bedbugs are in the building.

Decent
The price is much cheaper than most places for a decent apartment. If your apartment faces Main Street, be prepared for constant traffic noise.
The ad claims that the property is smoke free but this is not true. Tenants can smoke in their apartments and halls often smell like an ash tray because of this. They claim it’s smoke free because tenants cannot smoke in common areas. (They still do).
A good chunk of the tenants do not care about the property and leave messes daily. Hallways... often smell like marijuana or garbage. The elevator takes a beating from people breaking the light covers, carving stuff into the door, or leaving trash in the elevator.
The water never gets very hot and if it does, enjoy it because it will only last a few minutes.
If you pay to park in the outdoor lot, you are not guaranteed a spot. Non-residents park there and use up spaces. Management posted a sign claiming it was a tow zone but I have yet to see anyone get towed.
You get what you pay for with this place. It’s cheaper and convenient downtown location, but there are a lot of down falls to this property.

When Premier assumed management of Belle Harbor, we immediately got to work to improve your experience.... Tenants who were not compliant in making this a safe and comfortable community were issued non-renewals; thus, we hope that most of your current neighbors are respectful of the environment - an environment we have worked diligently to improve and beautify: among the common area improvements we have made thus far are new carpet, new interior lighting, new exterior lighting, new underground parking lighting, new paint, new exercise equipment, new common room furniture, new doors to the courtyard and, coming soon, new entry doors. And we are excited about the upgrades forthcoming, which we are confident you and other residents will enjoy.
We appreciate your concern regarding the elevator and have made improvements here as well: in addition to the new lights and walls upgrades, we have new flooring, arriving shortly. Similarly, upon our taking over management, we recognized the water issue and have replaced the hot water tank and consequently no longer have problems.
Please do note that we do not claim that this apartment is smoke-free. While the description in one online source erroneously listed it as such, we alerted the site to the error and have resolved it.
