Don’t Do It

The owners only care about money. Nothing is included in rent any longer. All of the utilities are your responsibility to pay. You’re lucky if you can get anyone to respond with any urgency when something is broken or not functioning properly, but god forbid you’re one day late on rent, and they blow your phone about it or threaten to evict you for any payment inconvenience. We barely had functioning power to our unit for 3 weeks, and the best management could do is say that they were working on… it. They didn’t care that we had just purchased groceries, and our fridge wasn’t running to keep anything from spoiling. They didn’t care that we couldn’t even get hot water because the water heater doesn’t work without electricity. They didn’t care to work with us about any type of repayment for the inconvenience of not having functioning power to a unit and the stress it caused to not even have a livable space to come home to without power. Would not recommend whatsoever. The floors are the creakiest floors I’ve ever heard, we constantly have wasps getting into our unit during the summertime, and nothing is “updated” unless it ends up breaking. They use the same appliances in this building that they did when it was first made into an apartment complex. Don’t waste your time. The management is unresponsive unless it has to do with any form of payment.

Find a better place !

Before new owners this place was a great place to live. New owners don’t care about you they treat this place like a business and make sure you have your rent way before the first or expect a 75$ late fee if that fee isn’t paid in the next couple of days expect a 5 day notice they do not give you any kind of grace period not even the 5 days allotted in Wisconsin owner is extremely rude the one time I talked to him however if u need something fixed You have to email and no don’t expect a call… back for a follow up you will receive a email stating they’ve gotten your complaint and a couple of days after that the building manager will come see what needs to be fixed son god forbid you have a leak your house will reak!!!

We have managed Graceland Arms for over 3 years now. We are truly sorry you feel this way. To be honest this is the 1st negative review we have received and we will do our best to respond to your concerns.
Our Residents are… our customers and we value them.
-Regarding rent and late fees: The lease is legally binding contract in which we have to uphold. Per your lease, rent is due on or before the 1st of each month. Late fees do apply per your lease. This is a legally binding contract in which you signed. Everything in your contract is disclosed.
-5 Day notices are sent out per State Law to any resident who does not pay their rent or who does not pay their rent on time per their lease agreement. We do allow the time needed/"allotted" per state law. We follow the same practice in accordance with the law for all the properties we manage throughout WI.
-We are not certain who you spoke with, but I will surely speak with our staff regarding customer service. Thank you for making us aware of this.
-Per your lease, all requests must be put in writing (Except Emergencies). By putting a request in writing as stated in the lease; this allows us to enter and fix what needs to be fixed.
If this is not done in a timely fashion we have a Customer Care Specialist available at are Corp Office who is ready to help.
We are not certain what you are referring to regarding a leak and your home reeking. If we can help in anyway please contact the Corp Office at 262-395-4543.

This property was recently purchased in December of 2022 and is managed by a new company. The new company wants to improve each apartment and overall experience for the renter.
