I moved in October 2025. When I moved in they provided me a gate code to use to enter the property, as of March 2026 the amount of times I’ve had to use that code has been zero! The gates remain open at all hours day and night, asked the office when they’re going to be fixed, they don’t have an update at this time. Vagrants are consistently on property going through the dumpsters, breaking into vacant units. The security that they hired does the bare minimum, if that. Great pricing, but you pay... for what you get, cheap! Work orders take forever to be addressed, then they do it the cheapest way possible. For example, my shower flooring cracked causing water to get where it’s not supposed to be, we all know that can cause mold. What do they do to fix it? Send someone to re bondo the shower. Very impressed so far with Tides at North Paradise. Esmeralda has been very helpful, thorough, and responsive throughout the application process and now the approval process.
Apartment hunting can be stressful but she’s been on top of it since our initial tour. Will update review to highlight move-in process.

Prime location next to the strip. The people in the office were really nice and the apartments are large and the price is right.

The reviews you are reading are very accurate I did not believe them myself and I was in desperate need of a place to live so I went with this place when it was called aya. I instantly regretted the roach infestation is disgusting and possibly a health risk due to the amount of carcasses in the air ducts. Live in a car before signing a lease with this place!

This whole entire apartment complex is infested with roaches they live in the walls and you’ll see your floor covered at night. This place has traumatized me once my lease is up I’m packing my bags. You pay for pest control and they do nothing about the roach problem. My neighbor got his apartment bombed for the roach problem and said he still saw them 2 days later. The washer and dryers don’t work in this complex and the gym and pool are always closed so you pay for amenities you’ll never be... able to use. Also pay for trash but there is constantly trash everywhere. Not to mention there are squatters breaking into the vacant apartment complexes. Homeless will try to break into your car and apartment.
