Nice place to settle in

I waited a year before I wrote a review about Vlux at Sunset farms. It’s a quiet, well maintained and clean community. Perfect for small families, couples or even a single resident. The pool is a popular place, very beautiful and clean. Maintenance is quick to help, the leasing staff is always friendly and helpful. The location is tucked away in a beautiful neighborhood, very walkable. It is 5 miles from the 202, 8 minutes from the local grocery store, about 10 minutes from I-10 and 2 miles from... the Dairy Farm. The wind does not always blow the direction of the complex but on the rare occasion that it does YOU WILL SMELL IT.

The only thing stopping this place from being my forever home is the lack of amenities (fitness center, clubhouse, dog wash) and community events. People are active in this community, you’ll see them playing in the open spaces, or relaxing at the pool, or even walking around the complex, but it’s nothing really bringing the community together to get to know each other.

I hope you like cats, they like to roam the complex. 9 times out of 10 they’re strays and don’t bother you.

Your home is not soundproof. You will hear speeding down Broadway if your unit is along the outer wall. Get the casita, two bed two bath, if you don’t want to hear your neighbors.

The homes smart features were probably my favorite part. Internet and cable included, security alarm, “ring like” doorbell and you are able to control your lights, thermostat, and door lock from your phone. I worked from home and rarely had internet issues. If I did the third party provider was quick and efficient.

BE CONSISTENT WITH PEST CONTROL, you’re paying for it anyway. You have to tell the leasing office that you want to be on the pest control list, just ask them to keep you listed. Crickets are out of control, especially after the rain, they’ll find a way in even if they have to climb through the pipes. Silverfish are common. Brown recluse have been the main spider I’ve encountered when the weather goes from hot to cold. spray spray spray!!!!

Use your amenities, otherwise when you see the community fees you’ll be upset you have to pay them. Grill, run in the field, go to the pool and let your dog run around the dog park. Get your money’s worth.

Valet trash starts collection around 8:30-9pm Sunday - Thursday. I’ve missed it enough to know when they’re coming. You’ll hear the wheels on the sidewalk when they’re making their rounds. You have to pay for it, so get your tra

Good place to live with a good community. Has some great amenities, and if you want high end internet speeds for WFH/Online activities along with good home automation tech, then this is a great place to consider. Very animal oriented and friendly as well, so that's another plus.
