Unfortunately, I cannot recommend this community based on my experience. The noise level has been consistently disruptive, unpleasant odors are common, and the overall cleanliness has not met expectations.

Security has also been a major concern. Despite having gated access and surveillance cameras, my vehicle was broken into. I also raised concerns about a neighbor’s doorbell camera in our shared hallway because of the privacy implications. Management’s response left me feeling that resident... privacy concerns were not taken seriously or meaningfully addressed.

Maintenance has been frustrating as well. Our water heater has failed twice, causing repeated inconvenience.

The parking system is one of the biggest disappointments. Parking spaces are not assigned based on the floor where residents live. Instead, it’s essentially open competition. That means someone living on the 1st or 2nd floor may end up parking on the 4th or 5th floor every day because those closer spaces were already claimed by residents on other floors. For a community with structured parking, this system simply doesn’t make sense and adds unnecessary inconvenience.

Finally, the office staff often seemed unable to provide clear answers or effective solutions when issues were brought to their attention. Between the ongoing noise, odors, cleanliness concerns, security issues, maintenance problems, parking frustrations, and lack of confidence in management’s responsiveness, my overall experience has been disappointing. Staff was very friendly and helped me made my decision to rent at Zia. Very professional and helpful.

The staff is very professional, courteous, and polite, and a pleasure to deal with. They are willing to help at any time of the day during normal business hours and they provide excellent resource resources.

Maintenance issues. Here is poor communication is not good when I do a work order. It takes days for me to get a response. But that's because I have to go to the friend Des and ask them about maintenance coming to my unit
I did a workout organi over 2 days ago and still waiting for maintenance to come to a unit. And the issue to be fixed as I was promised by the supervisor
I still, I think has been done.

Zia is a good apartment to live because we are close to anything you love and like to do. However the maintenance didn’t do well. Housekeeping is poorly maintained specially in the hallway and trash room.
