Affinity at 2M

This has been the worst living experience I have ever had. The management team is, without question, the most disorganized and unprofessional I have dealt with. Their processes are poor, communication is inconsistent, and tenants are placed at a disadvantage as a result. I strongly recommend documenting everything and maintaining your own records, as management does not reliably track or honor their commitments.
I was explicitly promised one free month of rent, which I never received because... management claims they “lost” my money order—after I had already moved in. That issue was never properly resolved.
Additionally, I provided valid renter’s insurance at move-in, yet I was charged monthly for renter’s insurance regardless, including charges that continued after my move-out date. Getting those charges removed required repeated follow-ups and unnecessary effort.
To make matters worse, I am now receiving messages stating that I failed to return my keys, despite physically handing them in as I exited the building for the final time. This pattern of mismanagement, incorrect billing, and false claims is unacceptable.
Overall, this management team is extremely difficult to work with, unhelpful, and unreliable. I would strongly caution anyone considering living here to proceed carefully. Read More

Don't move in this building we have drug dealers hanging in front of the townhouse. Shooting every other month the only time the police protect the building when someone gets killed. The rental office workers walk pass every day as see the issues and don't care. The maintenance ie terrible. They send a note about loud music at 10 pm but it's always a concert going on outside until 2 or 3am with a crowd of people who don't live around here. I been a tenant here for some years and we always had new people in the office but they weren't helpful. The new leasing staff is great and seem like they know what they are doing.

Do not believe what you’re seeing in these reviews. Management can’t or won’t evict the bad apples. In this 12 story building the trash chutes are piled up to the 11th floor. As of today there has been two shooting outside the building in a single week. M street is an open air drug market. Management shuts down resident pleas to take any action whatsoever to amend the problem. I don’t know why this place has such good ratings. It’s truly abhorrent

2M was a great apartment when I first moved in. Then they were sold to the new owner and everything went down hill. I had signed a lease renewal when it was first sold and never got the bonus for staying on (they told me it would come through over and over, but never did). Then "incidents" started happening. Glass in the pool, arrests around and in the building, fire alarms going off constantly, the smell of weed and cigarettes permeating through the vents and walls. I would call and the phone... would say no one was available. When my lease was up a second time, I did not renew. I cleaned my apartment and made sure it was spotless before turning in my keys. I didn't hear back from them in the 45-days they have to give me my security deposit back. I called, I emailed (apartment, someone who works in the leasing department, and the company), and I dropped by but everyone was "out" when I would drop by. I never heard back. Do not rent here.
