-Water is constantly turned off due to leaks or "issues."
-Poor communication between maintenance & office
-Office team is useless for anything not rent related
-A/C goes out and you get a little portable that doesn't even get close to cooling a whole room
- Constant change in management
-Roaches
-Other residents mention property being stolen from their patios
I would give this a half a start or zero if possible.

Steer as far as possible from this place. Possibly one of the worst complexes in Mesa. Random un-notified water & hot water shut offs. Pipes “break” quite literally every week. Roach infestations, birds leaving poop on every front door & patio, dog poop everywhere, loud music at all hours, laundry room down for weeks, car break ins (multiple times), incorrect rent ledgers, management constantly changing, a whole week with no AC smack in the middle of the summer but given a portable AC unit that... only worked with a wood plank in your sliding door, leaving it open 24/7. Office doesn’t answer or keep track of rent payments and doesn’t update your portal. Tenants had to move units because the tenant under them is so filthy the smell was seeping through the walls. I have lived here for almost seven years now. It seems as if every year it got progressively worse especially this past winter when a new company bought the property. The old pipes break weekly and they shut off the water, huge sewer cockroaches come out every spring and fall, pool is disgustingly dirty, weeds taller than my daughter, dog poops everywhere, garbage everywhere and you can hear everything your neighbor does through paper thin walls. I strongly urge you to spend your hard earned... money elsewhere. Lee mas

Cockroaches !cockroaches! cockroaches !EVERY-WHERE!!! Lived here a little over a year . Had a cockroach issues in the beginning had them spray multiple time throughout my stay here . As of recent it’s become WORSE. Cockroaches are coming through the vents , drains , and more. Have tried many ways to get rid of them . Not to mention the seens of violence occurring right outside my apartment, and hearing heated arguments from other tenants through the walls including blasting music at 3am!!... Another big issue is they shut off the water constantly about every 2-3 months It can become Very inconvenient. This place is NOT worth the amount you pay for. It may seem okay on the outside and by the pictures . However I plead you do not move here unless you want to deal with a lot of roaches including seeing sewer roaches and much more. This place is shady as well wether the manager knows or not I can’t say. Please advise with much caution if you choose to live here . Lee mas

I love the office staff, maintenance, neighbors & the apartment!!! I have absolutely no complaints ??
