Springs Colony by ARIUM

The staff and maintenance is so friendly and professional. We have been here a little over a year and really enjoy the convenience of being close to so many things.

What I've experienced in the last 13 months:

Biggest disappointment, moving here.

Complex: I recognize the renovations to the outside of complex. BUT, NO basketball court, NO tennis court, NO racquetball court (closed while living here), NO place to wash car.

Apt: A dump. not 650 sq. ft. I measured 485. Dishwasher 11 years old (doesn't clean), stove almost 9 years old, refrig 5 years old (turns on as soon as you open), washer/dryer over 6 years old (get small leaves in wash, haven't used... since April). went to use laundry facility (bring lots of quarters, no change machine (SMH)), AHU 10 years old. Nothing has been renovated for years. If looking, don't look at "model", ask to see actual apt that you'll be renting.

I have put in more maintenance requests here, than at my last place that I lived for 3 years. 23 in 10 months. I gave up putting
in requests for "service". Maintenance never "fixes", just puts band-aids.

Bugs are a real problem here. Exterminator (Massey) can never resolve issue.

Water is disgusting. I can't keep the toilet clean. If you're looking, scrape with something where the water comes out. You'll see what I mean. Also, the water pressure is awful. Probably when taking a shower, half the water is coming out of lower faucet.
Electrical is scary. Wiring to water heater is not to code. Broken 2-pole breaker to stove. I plug in something in a bedroom outlet and my nightstand light comes on

Balcony: the metal rail is completely rotted out. Water damage to exterior.

Surrounding Area: this town should be called "Apartment Springs". there are so many of them. SR 436 is a nightmare all the time. Traveling 436 between 10AM-10PM any day is ridiculous. I moved here at the wrong time . The roads are awful on my car, which is not including the ridiculous amount of road work and the construction doesn't seem to be ending anytime soon. This place looks like a war-zone. The constant detours and road closures are frustrating. If you're planning on commuting to downtown Orlando, this is NOT the place to live. The commute is horrific. (Minimum 5 min. from I-4 exit to apt. max. 10 min.). It seems like there's always a wreck which compounds the already hated commute. Lee mas

Been here for a full year and will not be renewing.
BUGS! ALL OF THEM. from Roaches to spiders/wasps/lizards ( all inside the apartment) Been battling roaches for the past 3 months in my apartment and their still ongoing (even with pest control included..) Appliances are beyond outdated, refrigerator is rusted has a whole corner with industrial tape on it (why??) , makes horrible wheezing sound, wrong ice bucket for fridge ( door wont even close properly unless a certain way). The Washer/dryer... will leave your apartment with so much humidity trapped, leaves a stagnant musty smell that only alleviated when you open your doors and windows ( unless you want your ac running for hours on end) Cabinets are cheap and made of ply where you'll find your self CONSTANTLY cleaning up wood shavings from every crevice ( under the bar area, kitchen cabinets, sink, bathroom). The painting was such a shoddy job. The guys literally just slathered paint on the walls/doors/cabinets letting the paint run and drip dry.... Carpet was claimed to be replaced but once again shoddy job as it frays at the end and is rolling up. A/C leaks coolant frequently and constantly had to have refilled. Took almost 5 hours to cool down a 1 bedroom apartment to 78 degrees! The office staff seem very friendly, but keep in mind it's 100% fake. Charge you an additional $10 monthly for you to take your own trash to the dump in the complex, and $25 if you want valet to pick it up ( which I herd now you don't even have a choice when you sign, they just tag it on additionally). Tree debris always falling and your car will almost indefinitely be covered in tree sap daily, at some points it looks like someone threw a coke on your window and it baked on. Light switch's don't work, No seriously, the light switch in the bedroom is not even linked to the ceiling fan/light ABOVE THE ROOM. When asked about the issue Melissa told me it was suppose to be like that? And when asked, "well what is the light switch for?" She said it was for the outlet if you had a floor lamp... Which was a lie because I just so happened to plug one in and it didn't work at all. There's multiple outlets that I swear are just their for nothing more than décor.



It's a very nice community, only due to the friendly and quiet neighbors. As far as the living conditions? You can find classier and less expensive down the road folks! Lee mas

they roll notices and place on your door with private info. the maintance never gets done, they promise they will fix and correct things to get you to sign lease then they dont fix repairs. I pay for a 2/2 but i have 1 functioning bathroom. The staff closes the gym and pool constantly with no notice or the gym is open with no acces to water or bathroom. The gym floor has more dirt than the parkinglot. AC units are old my electric bill is over $250. Do not move here. I am no renewing my lease by... far tge worst landlord I have had Lee mas

Well, I live with my 18yr old at this amazingly quiet clean complex that comes to our aide with everything that needs to be done with maintenance. I have very considerate neighbors and I am centrally located near every public transportation, restaurants, movies, the mall, and every other business that has something to offer. I am at peace staying here and I thank God everyday for finding this place.
