ARIUM at Oviedo Park

ARIUM is horrible! We had an awful experience with them. Be careful!!

I’ve been living here two months and we love it here . Great environment and the office staff is super helpful so is the maintenance team especially Harold !! Grateful to be living here .

The apartments are ok, and pricing is consistent with the area but the noise is just terrible. Do not live in any unit that faces the pool. The entire complex is an echo chamber and you will hear everything that goes on - especially kids screaming at the pool (which happens every day recently). Everything is loud anyway - the stairwells echo, you hear doors slamming, your neighbors walking around next door - but the units facing the pool are even louder. Not to mention, there is no privacy on... the balconies. As soon as you open your door everyone at the pool stops and looks directly up at you. It's maddening - especially when we're all at home all day and there is no escape. I do not recommend this complex. Lee mas

The staff is nice but the construction is very cheap. Extremely poor quality inside and out. Cheap fixtures, poor interior finishes, and old appliances. Everything from the bathroom countertops, to faucets, and fans scream 1980.

There is absolutely no insulation. Every single sound that your neighbors make can be heard as if it’s happening in your own apartment.

You hear everything. A fan turned on downstairs sounds like a motor running in your living room or bedroom. People walking upstairs... sound like they’re wearing cleats. And if your next door neighbor uses the toilet or opens a dresser drawer you heat it loud and clear.

Far too expensive for all the noise. Especially the cheap and heavy hotel style doors that automatically slam shut. Your apartment literally rattles when neighbors slam their doors - which seems to be all the time. Amazingly, if residents on other floors let their doors shut you also hear and feel it. They’re that loud and heavy

The hallway floors, walls, lights, and staircase are filthy with stains and dirt. Light fixture are often missing and the ones that aren’t are filled with dead bugs. Cleaning is wasted because of cheap construction. The stains come right back.

Too expensive for what you get. Other apartments have much better insulation and quality.

Again, the staff is nice and try to help. They will probably respond with an offer to do so and maybe reference about how noise transfer happens in apartment living. That’s true - but it just happens a lot more and with a lot more volume in these apartments. Staff can’t help because they can’t redo the construction and it sounds like their corporate owners are too cheap to upgrade anything inside the apartments. Lee mas

Happy residents for 4 years.... then it was time for us to move out into our first home.

Submitted “notice to vacate” 58 days before lease ended on the portal... then got hit with a $1500 charge for not doing it on a specific form and being two days late of 60 day notice... lease didn’t say you had to do the form, just “written notice”.

You would think that the office would waive the charge over something so silly, but no. When you ask why you’re being charged rent, they call it liquidated... damages that can’t be removed because of the fair housing act. Really they just want to take your money.

I do not recommend this company.

Bad customer service. No mention of the charge when I turned in my keys and no phone calls, just an email and a letter in the mail at my new home. Tried to talk to management, they didn’t care. Lee mas
