Not the paradise that it appears to be.
If you're considering taking up residence here, I want to share some of my experiences from having lived there for many years. In my opinion, most of the five-star reviews here are left by people right after they move in. In fact, the initial appearance of this apartment complex is quite fetching. However, there are a few larger issues that you should be aware of:
Parking:
As other reviewers have shared, parking here is an issue. There are nowhere near enough spots for all of the residents... here. While there is an option to rent a disconnected garage most of these garages are used by residents for storage. The prohibition against this is not enforced.
This leads to residents parking along the curbs of the complex. This happens every night, all over the complex despite signs which specifically prohibit this. On more than one occasion, someone parked in front of my entry way, blocking me in. I called the office, and once they determined that they could not find them, they informed me that they could not tow the vehicle for another 24 hours.
Flooding / Plumbing Issues
The connectors from the toilet to the water source are plastic and frequently degrade. This leads to flooding of not only your adjacent room, but the unfortunate resident that may live below you as well.
Ancient Air Conditioning Equipment:
I do not know how else to state this, but I would not recommend renting a third-floor apartment under ANY circumstances. The bedroom farthest away from the handler will be an oven in the hot months of Florida summers. I battled temperatures of 85+ degrees in that second bedroom. Even after leaving the AC running, set to 68 or 67 degrees, for hours, that room would not cool down lower than 77 degrees.
Terraces:
Any time in rains, which is most of the time in Florida, you will need to try to get that water off your terrace. It will also lead to dirt / mold build-up if you aren't paying attention to it.
Renewal perks are never delivered:
Perks such as "painted accent walls, maid service, or carpet cleanings" are not delivered unless you pursue this constantly. This was true before Covid and has not changed at all.
Allergies:
I suffer from brutal allergies. I woke up each morning with a sinus nightmare that took hours to resolve, humidifiers, oils, nasal "washes", etc. At the time of this writing, I have been out of that apartment for a little less than two weeks. I have not had a single bout of sinus issues in that time.

I do, truthfully, mean it when I say that I appreciate you taking the time to share your experience here at Madison Gateway. Even with areas that we need to improve upon and having room to grow, I am proud to say that the team here does work hard... every day to make sure that our residents have a modern, updated apartment to enjoy. I am sorry that we missed the mark for you and that you no longer call Madison Gateway home after your many years of living here, but we sincerely wish you the best with your move to a new home.
